Get your finances in order before you start browsing. Most buyers have it backwards — they're looking at homes before they actually know their number. Talk to a lender first. Understand your income, your debts, your credit, and what a realistic monthly payment looks like for your situation. What's affordable varies a lot depending on where you're buying, especially across the Inland Empire. Get fully pre-approved — not just pre-qualified. A pre-approval means a lender has reviewed your actual documents and can issue a formal letter. Sellers take that seriously. A pre-qualification is just a quick estimate, and it won't carry much weight when you're competing for a home. Work with an agent who knows the specific markets you're targeting. The Inland Empire is not one market. Moreno Valley, Menifee, Beaumont, Perris, Riverside — they all have different price points, inventory levels, and competition dynamics. Local knowledge leads to better decisions. Know that the market has shifted in your favor. Homes are sitting longer and sellers are more open to negotiation than they've been in years. You have more time to look, more options to consider, and more leverage at the table. Use it. Don't skip inspections. The days of waiving them are largely over, and they protect you from walking into a problem that could cost you far more after closing. Finally — the process isn't complicated, but it does have more steps than most people expect. The buyers who have the smoothest experience are the ones who understood each step before they were in the middle of it.

Price it right from the start. That's the single biggest factor in how your sale goes. Homes that are overpriced sit, and once a listing goes stale, buyers assume something is wrong with it — even when there isn't. A well-priced home generates activity in the first two to three weeks. That's your window, and you want to use it. Prepare the home before it hits the market. Buyers are making decisions based on what they see online before they ever step through the door. Professional photos are non-negotiable. Declutter, depersonalize, and take care of the obvious deferred maintenance items before you list. First impressions determine whether buyers even schedule a showing. Understand your net, not just your sale price. A lot of sellers focus on the number on the offer without thinking through what they're actually walking away with. Closing costs, commissions, your loan payoff, any concessions — all of that comes out before you see a dime. Before you list, you should have a clear net sheet in front of you so there are no surprises at the closing table. Don't dismiss concessions as a loss. The market right now across Riverside County and the Inland Empire has shifted. Buyers have more options and more negotiating room than they did a few years ago. A seller who understands how to use concessions strategically — credits, rate buydowns, flexible timelines — will attract stronger buyers and close cleaner deals than one who digs in on every point. When offers come in, evaluate the full picture. The highest number isn't always the best offer. Look at the financing, the contingencies, the timeline, and the overall strength of the buyer. The offer most likely to close without drama is usually the one worth taking. And work with an agent who will tell you the truth — not just what you want to hear. That's the advice that matters most.

These markets each have their own dynamics, and knowing them well is what allows me to give clients accurate guidance rather than generic advice.

This one goes back almost ten years. In 2017, I helped a client sell their home and also brought the buyer to that same transaction — full price offer, opened escrow in a day. Fast forward to 2025, and that buyer — now going through a divorce — reached out to us to sell the same home. That alone says something about the relationships we build with clients. Given the circumstances, we moved quickly and professionally. Within the first week of listing, we had multiple offers and opened escrow. Then the buyer walked — not due to anything wrong with the property, just buyer-side issues. We regrouped, went back to our offers, and opened escrow a second time. That buyer had to cancel as well, again for reasons unrelated to the home. At that point, most sellers would be frustrated and anxious. Our job was to stay steady, keep the clients informed, and keep moving forward. We opened escrow a third time and closed in 19 days for $15,000 over list price. What makes this transaction stick with me isn't just the result. It's everything that went into getting there. We were navigating a sensitive divorce situation with two people who needed this done right. We absorbed two escrow failures without losing momentum. And we closed strong. From start to finish was less than 75 days. We've now been part of buying or selling that property three times over nearly a decade. That's what commitment to clients actually looks like in practice — and it's why people come back.

I came from a completely different world. I was an electrician by trade, and when the REO boom hit, I started doing trash outs and property inspections. That work put me inside distressed properties every day and gave me a ground-level view of the market that most new agents never get. I got my license in 2010 and started building from there. My comfort zone was construction sites, so I leaned into it. I also spent time at Home Depot. Seriously. I'd walk the aisles and talk to people who were in there buying materials for home improvements and repairs. And what I found was that a lot of homeowners doing improvement projects were already thinking about making a move. That was my introduction, and it worked. Those conversations and builder relationships led to some closeout deals early in my career that helped me get established quickly. I was also early to video marketing — ahead of most agents in the area — and that gave my business a visibility boost that accelerated everything. By 2014 I had hired an assistant and started building a team. That's when it shifted from just me to something bigger.

What I have is over 400 closed transactions over the course of my career, and the education that comes from actually doing the work at that volume is something a certification course can't replicate.
