BE TENACIOUS!!! In this market, 3+ offers on each property are common so do not become heartbroken if your first offer on is not accepted. Remove as many contingencies as possible with your offer and have your agent speak to the listing agent BEFORE you submit your offer to find out what it will take to WIN the home with your offer. Write your best offer first and be prepared to make it even better if there is a counteroffer. Remember, several other buyers are as motivated as you to own the same home and may “do what it takes” to have their property accepted.
Now if your agent is smart, they will find out an "off market" property to purchase, therefore eliminating the multiple offer situation and other buyer competition for the home. We strive to use our network of sellers and valued peer agent group to leverage our relationships to find our buyers homes currently not on market, thus eliminating other buyer competition.
Seller’s these days are mostly in the driver’s seat. Buyers LOVE properties that are CLEAN, DECLUTTERED, STAGED and PRICED RIGHT. If sellers can make this happen, then multiple offers will surely come your way! Hiring an agent that has masterful negotiation skills is also paramount. When multiple offers do happen, then navigating through the counteroffer process to produce the most qualified, motivated and “capable to close” buyer is so important. Our process gives our sellers the ability to obtain a much higher than anticipated sales price, best terms for our sellers and less risk for our sellers by shortening or eliminating buyer’s contingency periods, appraisals, and repair requests. I find these transactions so rewarding and our clients LOVE us because of what we can achieve for them!
I started in Real Estate years before I received my Real Estate license in 2000. My husband and I purchase our first home in 1993 and took advantage of our homes’ appreciation and moved locally every two years. By the time I received for my real estate license, I really empathized with my buyers and sellers by understanding what they emotionally and logistically experienced when buying or selling their property. Prior to becoming a REALTOR®, I was a training director for a Silicon Valley based software company. With the vocation emphasis of education, my psychology degree, merchandising background, and sales acumen, Real Estate was the perfect fit to start my own business, run my own schedule, have limitless income opportunity and the flexibility to devote time to my family.
I believe education is critical to being a true professional in real estate. I equate my expertise like a brain surgeon of real estate.
