1. She offered to purchase my home herself for the balance of the mortgage instead of working to find the best sale price/buyer for my home. She acted in her own interests, using her expert knowledge to try to secure a good deal for herself on my house rather than get the best deal for me (her husband is also a realtor and they own rental properties they wanted to add my house to). I have proof of the offer to buy the house in a text message. This alone made it impossible to trust that Ms. McCutchen was working for my best interests, and I lost all trust in her from that point on. How is she working to find the best price for me when she is trying to buy it cheap for herself? Very unethical and broke the trust between the realtor and the client. 2. She repeatedly encouraged me to lower the price of my home lower than I wanted to list it for and assured me it would not appraise for as much as I wanted to sell it for. The house appraised for more than the selling price, proving that Ms. McCutchen did not do her duty is appraising the neighborhood and providing sound advice. Again, not acting in my best interest. 3. She rarely sent any information formally in writing, only conveying it over the phone or through text messages. 4. She sent numerous low offers knowing that I needed to make a profit on the house. She pushed me to sign contracts, all of which fell apart when the buyers backed out. I accepted the final offer with trepidation because of the issues mentioned above, and I was right to feel that way. She put pressure on me to sign when I wasn?t sure I even wanted to sell it any longer because of her unethical behavior (trying to buy the house herself for cheap). I was at that time considering taking it off of the market until my contract with her was up and I could find another agent. However, I signed the contract because she assured me it was the best offer I was going to get. This proved to be disastrous. Ms. McCutchen did not do her due diligence regarding the payoff amount on my house, costing me any and all profit because I signed a contract based on her advice and guidance before I was provided with the final closeout costs. She should have checked on the final payoff before sending any contracts to me. When I realized I was going to lose everything, I asked to be let out of the contract. Ms. McCutchen did not work in my best interest to convince the buyer to back out. In fact, on many occasions, she sent messages or spoke in phone calls about the buyer?s sad story and seemed to be working for their best interests instead of mine, not caring about my ?sad? story that my health is failing, and I am unable to work; this house was all I had left. I was counting on the profit from the sale of the house, and she knew it. She only cared about the buyers, expressing sympathy for them while ignoring the facts of my life, which she was well aware of. She even went so far as to request that I do favors for the buyers that I was not contractually obligated to do. I felt very ignored and unheard. She also did not show up on the signing date to be my representative; apparently, she couldn?t be bothered. This is not how a good realtor would treat their client. Ms. McCutchen did not provide advice or guidance that helped me sell my home in a satisfactory manner while acting in an immoral and unethical manner. She worked toward her own interests and because of her negligence, I lost any profit I could have made from the sale of the home and have been left with nothing. Someone needs to investigate her business practices and those of Steadfast Realty/The Jim Archer Group before they cause harm to other customers. Zero stars.
