About Charles Ward
One of the things I enjoy most about real estate is understanding what makes a home distinctive and finding the best way to communicate that to the market. Every property has its own story, and I believe representing it properly begins with taking the time to understand what makes it different.
I'm Charles Ward, a Denver luxury real estate agent with Novella Real Estate, specializing in the marketing and representation of distinctive, high-value homes throughout South Metro Denver. I primarily work in Greenwood Village, Cherry Hills Village, Highlands Ranch, Lone Tree, Castle Pines and Castle Rock.
My approach follows five steps: Prepare, Position, Market, Demonstrate and Negotiate. The process begins before a home goes to market, with a strategy shaped by the property itself, its competitive position and the buyers most likely to appreciate it.
I personally present many of the significant homes I represent. That gives me an opportunity to help buyers and their agents understand the architecture, craftsmanship, setting and details that contribute to a property's value. I believe there's a meaningful difference between showing someone a home and helping them understand it.
Licensed since 2005, I've represented more than $360 million in career real estate sales, including $32.2 million in 2025 production independently verified by RealTrends. My background includes extensive work with architects, engineers, national and custom homebuilders, new construction and land development. That experience informs how I evaluate, position and market the properties I represent.
I hold the CLHMS(TM) GUILD Elite designation from the Institute for Luxury Home Marketing for documented $2M+ luxury sales, along with the Certified Negotiation Expert (CNE) designation. I've also received Diamond Circle recognition from the South Metro Denver REALTORA(R) Association for more than a decade, including its highest Five-Carat honors for 2024 and 2025.
For me, representing a home is about more than getting it on the market. It's about doing the work necessary to understand it, developing the right strategy and remaining personally involved through the sale.

Community Involvement
Giving back has always been important to my family and me. I've served on the Douglas County Board of Adjustment, which gave me an inside look at zoning and land use. That experience comes in handy when clients want to know what they can build, add, or change on a property. I play in a lot of charity golf events and have volunteered in a number of roles with my daughter's club soccer teams over the years. Just as important to us are the moments that aren't planned, like lending a hand when a friend or neighbor needs it
HOBBIES/INTEREST
Outside of real estate, you'll find me enjoying lake life, spending summers in Vail, and snowboarding throughout the winter. When we can get away, we love a good beach vacation, and I never pass up a chance to surf (which might explain why I ended up meeting my wife in San Diego). At home, I'm happiest out in the yard, whether that's working in the garden or growing giant pumpkins. I'm also a big golfer, and The Ridge at Castle Pines is one of my favorite courses in Colorado, although I've probably spent more time exploring the backyards along the course while looking for my ball. Between the mountains, lakes, golf courses and everything in between, I've spent a lot of time exploring Colorado. I'm always discovering new places and love sharing my favorites with people.
FAMILY
I've been married for over 20 years, and my wife and I have one amazing daughter. We're both entrepreneurs and run our own businesses, which keeps life interesting and occasionally a little hectic. My wife is a Colorado native, I'm originally from Minnesota, and we met in San Diego, so we've taken a somewhat roundabout path to building our life here. We have family in Colorado and scattered around the country, but one of the things I'm most grateful for is the close group of friends we've made in the Denver area. Over the years, they've become our extended family. We've shared holidays, vacations, celebrations and countless everyday moments together. That sense of community and the relationships we've built are a big part of what makes Colorado home for us.
