When I first started working with him 6 months ago, I told him this is what we're looking for in terms of the minimum number of bedrooms and bathrooms, our preferred area, and our price range. He never ever...NOT ONCE...showed us a house above the price range we stated or outside the area we were looking to buy in. We had a limited budget, and given the market, it did take a few months to find what we wanted. Once we found a house, he was right there every step of the way keeping us informed, as we were in constant communication. I'm proud to say a friendship developed out of this. You'd be foolish to trust anyone else then him. He can be found at Community Real Estate and they have offices in McKinleyville (his home office) and Eureka. Good luck on your home search and please, give him a chance. You won't regret it...:)

He met my wife when he let us into the the first (and only) home he showed us. Two days later, we put in an offer and it was accepted in less than a week. Thirty days later, we closed.Charles is very energetic and went into crawl spaces and walked the property line through thick trees to show us important items. Charles recommended good contractors that we used to do our due diligence. There was a huge concern with the property, and Charles made sure that we understood how much it would be for repairs and he made sure that was reflected in the final price. He walked us through the loan process. He even went with me to the city to have our water service started! He was so very helpful and he did a very good job.

ZillowVERIFIED Charles has grown up and lived in the Humboldt area his whole life, and is a very experienced, and knowledgeable agent. He's also a very nice guy and was always happy to take calls or meet with us -- to the point of even helping us with negotiations that dragged into Christmas Eve! He's very patient and thorough in explaining all steps in the process of buying a house -- and provided us with excellent insight and advice on the price of our house. Even though there weren't any recent sales with comparably sized houses on large lots like ours, he was able to do some calculations that put the value at almost EXACTLY what the formal appraisal did. (He's previously taught statistics -- and it shows.) Being such a nice person, Charles isn't a hard-nosed, bulldog of a negotiator, if that's what your after (but such tactics don't always work anyway). I would describe his negotiation style as straightforward, honest and factual. He let the listing agent know that he didn't believe that the house would appraise for what the sellers were demanding (and he was right). In addition to all these benefits, people who work with Charles also have the benefit of his excellent website which has all MLS listings *AND* can be customized to pull up the kind of house you want (based on price, size, lot size, beds/baths, etc).

He was by far the most knowledgeable, had the most information, was the most honest and basically always told us what we needed to hear, rather than what we wanted to hear. His advice proved sound every single time. It was very apparent that he put our needs first and went way out of his way to make sure that there was no way he might corrupt his 'client first' attitude (staying on only one side of the transaction, etc). Charles helped us sell a house and then a year later he helped us purchase another. His personal experiences with Charles as a neighbor ("highly intelligent, very, very honest')neighbor. Intelligence and integrity were mentioned .....over and over. Working with someone both smart AND scrupulously honest was a delight. So, smart, honest AND, as we soon discovered, inventive. In a terrible market (sales being flat or worse!), Charles wrote a wonderful narrative about this home and its uniqueness (accompanied by stunning color photos) and produced a story which brought the home and all that we had experienced in it over the years to life. I could see people "get it". The house sold (not immediately, but in a timely manner considering the market) and we got our asking price. Wow! The only down side of having Charles come into our lives was that he became one more person of value whom we would miss. And we do!
