ZillowVERIFIEDCould not thank Charlene enough for the effort she put into the sale of my property for a price even greater than the original asking price. She went above and beyond what is expected of a realtor in dealing with an out of town owner selling an investment property. Her understanding of the local housing market and the best means of promoting the sale were obvious. The closing process was easy and pain free for all involved. Could not ask for a better realtor or a better outcome. Highly recommend!

ZillowVERIFIED I had a very good experience with Charlene, being out of state I was nervous about selling my property in Indiana. I contacted Charlene and she assured me that everything will be alright. We had some roadblocks with my bank but through all that Charlene kept it very professional and she was able to sell my house and got me a big chuck of money. If you need to buy or sell she is a to go person. Thank you so much Charlene.

ZillowVERIFIED Charlene's customer service and knowledge is only matched by her work ethic and ability to deliver. My experience with Charlene as my realtor was very professional, respectful, and enjoyable. She was easy to communicate with, to get in touch with, and always had solid advice when I asked for it. When I do business in the Indianapolis area again she will be the first call I make.

ZillowVERIFIED Living out of state, Ms Gaard was a godsend. Not only did she advise me from the beginning, how I should list the home, what an acceptable asking price would be in that market, what , but also if anything was needed to enhance the viewing process. Once an offer was made Ms Gaard co-ordinated all that had to be done, from home inspection and any consequent repairs , to including overseeing the contract work. It was a blessing to have a realtor such as Ms Gaard. I don't think I could've sold the house without her expertise, compassion and efficiency.

ZillowVERIFIED My fiancA(C) and I enlisted Charlenes help in both selling our old home and purchasing a new home. We did not know Charlene prior to this, but we truly could not be happier about our decision to work with her! In selling our old home she helped us to prepare and stage, priced it perfectly, and we sold it the first day it was on the market for listing price (which also happened to be 7% more than we paid for the house the year before, allowing us to break even with mortgage and commission fees). Finding a new home was not as easy as we were in a buyers market and we were definitely picky in what we were looking for, but Charlene was incredibly patient with us and worked exceptionally hard to find us the home of our dreams. She also helped us to close on both houses the same day, allowing us to move out of our old one and directly into our new one! Her >25yrs experience in real estate definitely provided an edge in negotiations as well, ultimately saving us hundreds if not thousands in home repairs post-inspection of our old home. In short, I made and saved more money with Charlenes help (even taking into account realtors commission) than I would have if I had tried to go through this process without a realtor. Besides her expertise in real estate, Charlene is just a genuinely amazing person. We always looked forward to meeting with her to see properties and always felt she had our best interests in mind throughout this entire process. She was a wealth of knowledge for us real estate novices, pointing out potential problems as well as nice features of homes that my fiancA(C) and I would have completely overlooked otherwise. She walked us through every step of the buying and selling process, and with her help I can honestly say there was no point where I felt stressed or overwhelmed (and I am a type A personality!). We will miss working closely with Charlene as we have over the past month, but we will no doubt be contacting her to help sell our home when the time comes!

ZillowVERIFIED My wife and I had a wonderful experience with Charlene. We had spoken with a few other realtors before choosing her, and found most of them to be pushy or unresponsive. Charlene is easy to get in touch with and makes an honest effort to get to know your preferences so she can tailor the home search towards properties that will work for you. She showed us dozens of houses and made helpful observations rather than simply try to talk us into buying each one. After we chose a house, she guided us through the whole process and made it easy for us. We can't recommend her enough.

ZillowVERIFIED Before going through the buying experience, I had worked in a small mortgage office. There, Charlene was always known as the realtor that got things done. I've been doing beings mortgages for over three years now. I've seen over a hundred different purchase transactions and, of course, the house I choose just happens to be the most difficult of them all. What made the buy so difficult was that the seller and the seller's realtor didn't have much experience in real estate. In many cases, that's an advantage. However, here it worked us because the house was over priced by 20% above fair market value and the seller's realtor doubled as the property manager (I was buying a duplex that was occupied with tenants). From the beginning Charlene told me, property management companies are slow to get repairs done (was she ever right) and that I should be prepared for the sale to drag out as a result. Then, together, we devised a strategy get the price down to a figure in line with the market and made our move. Because of Charlene and her mortgage loan officer, Chad Arnold, I own the house today, which I bought without paying a penny more than market value (negotiated the price down 20%--virtually impossible to do in real estate). Most importantly, Charlene helped me keep my head when I felt the other side of the deal was acting unprofessionally. Those times when I was screaming angry over repairs that we were being told were done only to discover that they weren't done upon inspection. Charlene's a heck of realtor. You'll be well served.

ZillowVERIFIED Realtors work with many clients, and some clients can afford 500+ thousand dollar homes, we could not. Charlene was excellent at working with us through our whole process (which started in Feb. and ended in Aug.). Charlene was patient with us, heard what we liked and didnt like, gave advice on neighborhoods (schools and crime mostly), and when it came down to a final decision, she let us choose. She never pressured us and made the stressful transaction feel like it was a dream. I would highly recommend her, she has outstanding business skills and worked for us.

She is extremely knowledgeable and professional, has wonderful communication and negotiation skills, and she is the reason I got my house! Charlene also steered me to a fabulous lender (Chad Arnold, Indy Mortgage Team) and the two of them are A+ in their fields. I had been looking for the perfect house for 5 years, and I feel so blessed to have fallen into the hands of Charlene. Give her a call...you will not be disapointed!!!!

ZillowVERIFIED Charlene, was extremely knowledgeable about all of Indianapolis where I was looking to purchase. From showing me homes and the small "here's what you look for this or that..." moments, to helping me with contacts for loans and other information. She spent hours showing me homes and helping me understand different areas that might "look" good on the map, but once you got there, weren't what the ads showed. The time and effort she put into helping me find a home was second to none. Couldn't recommend her more.
