We had a unique propertyaEUR"older, fully updated, zoned to Keller ISD with an open enrollment option for Southlake Carroll ISD. Chad presented us with a thorough market analysis taking into account the value of our homes unique characteristics and justifying a higher dollar per square foot for our property vs. comparables in the neighborhoodaEUR"while not overpricing it. We were so glad that Chad personally hosted our open house since he knew what made it special. (A lot of other firms use support agents to do this.) We listed on Wednesday, had an open house on Saturday, and multiple offers by the end of the weekend. Chad summarized the four offers in a similar format so that we could easily compare the merits of each one. He provided guidance on where we should tweak the numbers. While being very personable, he is a tough negotiator. He laid out a plan to address appraisal gaps if needed. He had his own experts verify/challenge some of the inspection findings and wasnt afraid to note report inaccuracies while presenting the buyers with our counteroffer. Chads team was phenomenalaEUR"between Jill pushing through the multiple Docusign agreements, Robyn running interference on inspections, Cheryl providing general support, and everyone else behind the scenes that we didnt meet, we felt that any concerns/questions were always being addressed in a timely manner. ZillowVERIFIED I have known Chad for year and knew going into this process that he was diligent and detail oriented and somehow finds a way to work 30 hours a day! Given that, when it was time to sell our house and move across the DFW metroplex, he was my first call. Chad showed up with a detailed analysis and his extensive experience came through immediately. We set up the dates well in advance and was never worried that Chad wouldn't be on top of everything. "The good problem to have" actually happened and we had multiple offers in the first weekend! ZillowVERIFIED This is my fourth residential real-estate transaction with Chad and Collins' Real Estate Family. In every deal - whether buying or selling - Chad shows immense knowledge and expertise in navigating the complex transaction that is buying or selling a home. In this most recent transaction, he sold my house in under two weeks (including option) period for near-asking price to a well-qualified buyer. Chad and Robin were always responsive and professional, which is NOT what either I or the Buyers would say about their Agents. In fact, I doubt they will work with their Buyers Agent again because he showed arrogance, laziness and a lack of knowledge about the process. But this review is not about them, it is about how excellent Chad has always been that I have never hesitated to recommend him and all of my references appreciated him almost as much as I do. Whether it was Jill and Robin's assistance with staging my home, or Robyn's ability to get the necessary repairs made to clear the inspection items we agreed to, the whole team works incredibly hard to GET THE DEAL DONE! Chad always says "The Deal isn't done until the closing" and there ARE a bunch of things that can/will go awry in the process from the offer to the closing.
