Mr. Stewart and his team met the impossible demand of having repairs and staging completed on my home in 1 1/2 weeks to get it prepared for sale. I travel frequently for work, so Mr. Stewart and his team made sure that the projected timeline for completion of said projects remained on track despite my absence at times. After the home was prepared for sale, Mr. Stewart?s knowledge of the market as well as previous sales in my area, helped him to list my property at a competitive and fair sale point. Real estate agents can often be labeled as less than truthful, or only preoccupied with getting the most money for a property even at the loss of integrity. That ideology or label does not apply to Mr. Stewart and his team. Mr. Stewart listed the home and utilized the open house approach for a specified number of hours over a two day period. He was very conscious of Covid regulations and made the effort to not inconvenience me in my home for an extended period of time with showings. Due to Mr. Stewart?s suggested repairs and staging of the home, I was able to sell the property 3 days after it was listed for sale. I received 5% over the asking price with no contingencies. In addition to the sale of my property, Mr. Stewart facilitated the purchase of a new construction home as my next purchase. Without Mr. Stewart?s aggressive and knowledgeable approach to the new construction process/arena, I may have missed out on my forever home. I HIGHLY recommend Mr. Stewart and his company for any and all of your real estate needs. The professionalism, care and attention Mr. Stewart provided was second to none.

I was immediately impressed with what I saw on his website, as well as, the other reviews that I read about him. Fast forward to our first meeting in October 2017 - and I see why hes such a hot commodity. Cedric was prompt, professional, interested about my needs/wants and he was impeccably dressed. I had hoped to work with a professional, knowledgeable, driven and encouraging individual - and he met ALL of my requirements. Since Im a reader, I read ALL of the documents, disclosures, emails, etc. Then, I was that person with 50-11 questions lol. Cedric would always respond promptly with answers to my questions. I appreciate his passion and the fact that I always felt like he didnt have one million other clients/things to do. Cedric made sure to give his undivided attention on site visits and on the phone. ZillowVERIFIED This is our second dance with Cedric. The first was our latest home purchase in 2015. This time, we were attempting to sell a rental property we owned. Buying and selling require different logic so we knew we needed a partner to assist with navigating a sale. Cedric is a true partner. We had concerns and fears around a number of things including closing costs, improvement investments, how long it would be on the market, etc. He alleviated every single concern and brought to light things we hadnt considered but needed to while addressing those too. Weve known Cedric since purchasing our forever home so that also made this experience much easier than stories Ive heard from friends and colleagues. He knew our style and we were aware of his ability so we KNEW he had our best interest in mind. He had suggestions on what we needed to do to present the home in its best light and his network is so vast he has trusted partners that are affordable and high in quality. We are a busy family(2 careers, active 8 year old and a special needs 4 year old)so time is limited and we can be slow to respond due to our priorities. Cedric understood and never rushed us which helps a lot because of the gravity of the decisions you have to make in this process. Hes not pushy or focused on his own benefit. Like I said, hes a true partner throughout this process. Our house went on the market on a Monday. We had two offers WELL ABOVE our asking price by Friday. In under 7 total days, we went to market received two offers and accepted one. We were in complete awe how quickly this went. We had plans in case this took months but not once in any scenario we evaluated did we realistically expect something to happen in under a full week! But thats a testament of Cedrics ability. He does the research, he consults based on facts and experience while keeping your needs/wishlist as the top priority. If youre in the market to buy or sell, youre not going to find a better partner to help you navigate that is on the level of Mr. Cedric Stewart. Do yourself a favor, stop reading and researching realtors any further, this is the partner youve been dreaming of.

ZillowVERIFIED When searching for a realtor, many questions come to mind. Will they push me into a home I dont want so they can get paid? Will they make the time to help me see properties after work? Will they understand how to find a home for unique situations? Will they try to get me to spend my max budget so they can get a higher cut? There are SO MANY QUESTIONS! There are SO MANY CONCERNS! Buying a home can be a terrifying experience in itself - without even thinking about adding a realtor to the mix. Thankfully, the fears of my husband and I were eased with Cedric and Kris by our side. We came across a posting for NACA on Facebook. We had recently enrolled in the NACA program and were looking for more information. We found Cedric and Kris in March of 2017. Kris is the NACA expert on this team and spent months working with us on finding a home. Ultimately, after giving it the old college try, we decided that NACA was not the best program for our family. We contacted Cedric to pickup where we left off. After meeting with about 3 other realtors since 2014, we were nervous. We were hoping to find someone to actually understand what we needed instead of pushing us where they wanted us to go. We had a unique situation. We essentially wanted an income property for us to live in for the next 5-7 years. The most important factors were cost, potential return on investment, and that there was adequate space for my family to live comfortably right now. Cedric met with us several times and always made himself available to us. He was patient with our needs, understanding when we voiced potential concerns, and went out of his way to ensure that we were satisfied. On the homes that we attempted to put in offers, he ensured that we took our time and thought about the decision before acting. This was a blessing as weve had others attempt to rush us into acting. Cedric met us on rainy days, on sunny days, on summer weekends when he shouldve been with his family, and even on a few evenings when we knew we wouldnt be available on the weekend... He was extremely accommodating. He made himself available to panic phone calls, random question texts, and even a multitude of emails (talking over 100). Even when we considered going above our budget, he helped us to remain realistic. After home searching since 2014, my husband and I had our mind made up on a lot of things that we wanted, at times, offering lower than recommended. Cedric explained the risks, the potential outcome, and still respected our decision - even when we went against what he recommended. He fought for us on every deal even when he disagreed with the risks we took. We spent the entire summer and fall searching and making offers on potentials. We revisited our must haves a thousand times. The market was limited, homes were overpriced - true sellers market. Thankfully, after a long process - we found our home this fall. We offered much less than what was recommended for a fully renovated home. Cedric took the time to ask why and how we arrived at the number. After explaining, he fully understood our stance and fought tooth and nail for us to come to an agreement with the seller. We were able to find a mutual agreement and purchased our home at $24k less than the original list price. The home even appraised at $10k more than what we paid for it! The journey was still not over! We had a few issues with inspections and Cedric worked tirelessly to ensure that the seller did the right thing and fixed our must haves. Even AFTER the purchase, there were/are a few issues with things that had to be fixed in our home. Cedric kept and is keeping in contact with us on progress, expectations, and ensuring that the seller fixes everything she agreed to fix and any issues that arose from those fixed items. After a few panic calls about the 3rd inspection, he was even able to get the seller to agree to a 1 year home warranty for FREE!!! What more can I say? Cedric is knowledgeable, patient, and pretty darn great at his chosen profession. If we had to do this again, our only wish is that we couldve met Cedric sooner! If you are looking for someone open minded, extremely intelligent, and someone who wont rest until he helps you find exactly what you need - look no further- Cedric is the man for the job! At this point, we consider him a friend and look forward to our next purchase with him in the next 5-10 years.

I was very impressed with his work ethic and his real estate expertise and I kept in touch with him through the years. I always seek his advice when it comes to any real estate changes Im considering. In 2016 I decided to sell my house in Lanham and move to Washington, DC. I called Cedric and he came and did a walk through of my property and provided comparable properties in my neighborhood to justify his suggested listing price. He informed me of the changes I needed to make to appeal to the most buyers. He even provided me with a paint color for the walls. He is very detail oriented and he ensures that his team as well as his work reflects that. Once my house was listed, Cedric held an open house and due to his marketing efforts, he was able to get 25+ people to come out on both days of the open house in 100 degree weather. On day one of the open house I received multiple offers. While selling my Lanham property, he was also working diligently to find me a home DC. ZillowVERIFIED Our experience with Mr. Cedric Stewart and Mr. Kris Fraley deserves highest appreciation and five stars all around. We bought our house through a NACA loan and got one of the lowest mortgage payments imaginable with a 2% interest rate. Thanks to the knowledge and the relationships Kris and their team has built over the years, our house buying experience with NACA was smooth and I dont think it would have been smooth if it wasnt for their team. We heard many good things about NACA but we were a bit skeptical because it sounded too good to be true. My wife and I having excellent credit ratings and enough savings to get a conventional loan, we had to contemplate the pros and cons. After talking to Kris and crunching some numbers, it was no brainer that a NACA loan with zero closing costs and down payment with the ability to buy down the interest rate was the best option. Kris provided us with the necessary guidance to get pre-approved in a month. Then we were off to house hunting. If you want a realtor with patience and determination that will listen to you and help you find the dream home, then look no further, Kris and Cedric will make it happen. We wanted to buy the best home we could afford within minutes from my work in downtown Silver Spring. We were not sure of many things when it came to the house so Kris was very patient in understanding what we truly valued. Then one day, there was a house, an ideal listing, a thoroughly renovated single family home that was $15k more than what we could afford through NACA. We had little hope but Kris believed in us being able to buy this home. Kris spoke with the selling realtor to explain our situation, we submitted our best offer that was $15k less than the asking price, and the seller accepted. It is not easy to close on a home with NACA due to their strict requirements and steps, which we have to go through. In addition, we had one of the toughest sellers that put incredible amount of pressure on Cedric. However, Cedric and his team was cool and calm and we were able to get everything done and close on our dream home. If you are reading this, then the best advice I can give is Kris & Credrics team got your back. This will be the easiest decision you will make in choosing a real estate agent. I know I will be buying and selling more homes in the future and I know I have one of the best in the industry that got my best interest at heart!

ZillowVERIFIED Without a doubt, Cedric Stewart is a top notch Realtor. I recently sold my condo in Arlington VA and worked with Cedric to get the sale done during a slow period in the year and we still came in with a stronger sale price than expected with fewer days on the market than average for the area. Not to mention that right as we were getting ready to sell, my job sent me on an assignment out of the country and Cedric had to coordinate repairs done to the unit and movers to remove the furniture for staging while I was away. He really came along on the house sale journey with my partner and I and was right there in the trenches with us each step of the way. And when I say the trenches, I mean he even got his hands a little dirty and came through when we needed it the most by helping to get make sure the move went smoothly while we were out of the country. Finding a good agent can be difficult, especially given how active this market is and in general you need to find someone that you mesh well with. My previous experiences with real estate agents had been somewhat mixed and I was being a bit more selective about my choice this time around. I was looking for someone that I could trust and that would not treat me like another customer in the revolving door of sales. I was browsing through homes and came across one in my target neighborhood that Cedric recently sold. I read his reviews and thought he would be worth giving a call. Cedric did not disappoint. First, he responded to my inquiry quickly via email and set up a conference call the same day. When we spoke, we had a thorough conversation about what I was interested in and right away he provided insight and he ?showed up? for the conversation. I left the call immediately with a great impression and he continued to ?show up? through the process. I don?t know how he gets any sleep, he?s accessible and responsive and on the grind. He immediately scheduled time to visit the unit and we did a walk-through of the space to determine what needed to be done to make the sale happen. We made an action plan and set out a strategy. He even brought in some people from his team to help come up with a staging design that would maximize the appeal of the house. And his photographer for the listing photos did an outstanding job. To be honest, I?d say I was a tough customer because I have high standards for those that I do business with and my sudden move out of the country added a layer of complexity to the process. But Cedric handled it cool as a cucumber with style and professionalism. He is both likable and knowledgeable bring his years of experience to your advantage. Before choosing Cedric as our realtor, we met with him and discussed our needs and concerns in detail. He was able to assuage our fears and initiate us to be excited (as we should be!). When we thought we found our dream home, those plans fell through for reasons outside of Cedrics hands. Although this was a devastating blow, he immediately showed us another home to reassure us there are homes out there that fit within our constraints. ZillowVERIFIED Mr. Stewart knows how to make you feel at ease. I was relocating from Chicago and I found him online. The reviews are true, this guy is awesome. Things were super stressful but his calm, reassuring demeanor and wealth of info made the transition a lot easier. I ended up renting because of the short moving timeframe but I will be buying soon with his assistance! In the meantime, I make it a point to recommend him to everyone I know.

Cedric came to us with this very inventive kind of a plan and we decide to give him a shot. Im really glad we did because in less than a week, Cedric and his team brought us multiple offers and we ended up putting one under contract. Oh, did I mention he did this twice for us because hes now sold two different properties we owned?! Well he did. ZillowVERIFIED I purchased my place (first-time homebuyer) in 2008 and Cedric Stewart was my realtor, amid the Wall Street fiasco, so the process was not drama-free. Two things stand out to me:-I was going through a DC specific program, HPAP, and I discovered after closing that I was the last applicant to successfully process and receive assistance before the program was suspended temporarily due to the financial crisis -I was interested in condos and my realtor (Cedric Stewart) was not as excited about my first choice as I was. He thought that they might have a difficult time finding enough buyers for all of the available units. It wasnt what I wanted to hear at the time, but I heeded his advice anyway. It wouldve also been the biggest stretch financially, so I went with my 2nd choice.Had there not been a push towards the end to get me to closing, I wouldnt have been able to afford my place, as HPAP provided me with downpayment assistance. Also, I ran into a former classmate who was an owner of a unit at the property that was my first choice (mentioned above) and she was quite unhappy. Post-crisis, the developers were offering the units as rent-to-own, so the building was full of renters who were acting as if they lived in dorms and running up and down the halls. Meanwhile, I LOVED my place, my neighbors (primarily owners), the location, was/am very comfortable with my mortgage, etc.Im usually pretty cautious (ok, skeptical) of dealing with sales people (no offense to anyone!) but I was definitely in good hands, thanks to Cedric.

Cedric was able to provide me with rental properties that met me and my young daughters needs within hours of our phone conversation. We were able to identify a rental within one day of looking. He never came across as a ?salesman? and that really helped me feel comfortable. He always was thoughtful of the needs of my daughters, even though he had never met them, when we visited properties. I was married fairly young and had never lived on my own, so I was heavily reliant on Cedric?s knowledge and integrity. I believe Cedric?s true calling is real estate and it shows in his ability to listen to his clients? needs and go the extra mile to meet them. I didn?t believe that I would be able to purchase a house while still going through a divorce which was something I really needed to do for tax purposes. However, Cedric was able to show me how and stayed with me through the entire process. I only rented for 6 months and had no difficulties related to my property ownership during my divorce. Even though I am/was older than Cedric, he was a mentor and source of great knowledge and support during a very difficult and stress filled period and for that I will always be appreciative.

ZillowVERIFIED I became employed by the school district and wanted to learn more about housing through the Good Neighbor Next Door Program. I saw an ad with the realtor, Cedric Stewarts, name on it. I reached out to him and, he set up a date to come to my school to speak with a group of teachers. He brought along a banker friend to give a presentation on some valuable and interesting information. I gave them some info on me. I got my pre-approval letter from the bank based on the information I gave. From there I told Cedric what type of place I was looking for. He sent me listings and kept in contact almost everyday to see if I was satisfied with the choices I was receiving and to see if I had any questions or concerns. I was very busy for it was the end of the school year. The places I had interest in, he volunteered to look at them at a time that was available for me and my hectic schedule (this was usually very early on Saturday mornings). Sorry Cedric. He was so patient and involved with this home buying process for me. This is my first home, so he answered questions, he gave me plenty of options and explained each one to me. So if I said I was going with something, he would remind me of my other choices and give me three days to research it and think about it and get back to him with an answer. Cedric was with me through the whole process. Anything I needed to get to the banker, he was willing to help with that, all paperwork he made sure I met my deadlines. I started nonchalantly looking for a house at the end of May. I closed on my house in July (45 days)! I was very satisfied with my purchase. The service I received was professional yet on a relating level. Cedric is ethical, non pressuring, honest, timely,loyal, and very trustworthy. I know he was sent by God to help me. Even when one of my grants fell through at the last minute, Cedric, went to work finding options for me because that was the house I wanted. I have recommended and will still be recommending my agent Cedric Stewart to everyone I come in contact with.

He always accommodated our hectic schedules when it came to viewing houses. :-) Unlike most realtors, Cedric does not look for the biggest commission, he will definitely bring you back down to earth if you try to overextend yourself to get into a particular property. This was very reassuring us since he was the 4th realtor we worked with.
