She made the process of selling our home easy for us because she met with us beforehand and reviewed the approach she would take to sell our home with us. ZillowVERIFIED We had determined a short list of potential realtors when a friend with lots of experience said: "Do yourselves a favor, call Carol Lochiatto and don't make a decision until you've talked to her." So we did, and boy are we glad we took that advice. Carol not only has an intimate understanding of the market, but she took the time to get to know us and to understand what was important to us and what wasn't. She had a great plan for selling our home, which included helping us prioritize and tackle what we needed to do on our end to have it ready. She also came in and staged the place, putting a number of charming finishing touches in place ahead of her photographer coming in and taking photos so beautiful we almost didn't want to sell.We had interviewed three potential agents before Carol, all of them very good. Carol's recommended asking price was right in line with the others. Our home went on the market on a Friday, and we had an open house on Sunday that saw more than 100 people come through. By Monday afternoon, we had four offers, three of them above our asking price. Carol came to the house that evening and took us through the offers, helping us see much more than just the bottom line -- one had sketchy financing, another showed signs that they would use the home inspection to negotiate the price back down below our asking price. By the time we made our decision on which offer to accept, we felt we were well informed about the potential buyers and the offers they had made.Yesterday, 59 days after our very first conversation with Carol Lochiatto, we closed on the sale of our home, walking away with $12,500 more than we had hoped to. At that time using and relying on the internet was no where as big as it is now so we relied on Carol for advice and guidance which was always professional and timely. That transaction went pretty seamlessly. We again contacted Carol over the years to assist us with advice on the market and where to put improvements into our house in preparation to potentially sell. Her guidance was again always professional and unhurried. We were ready to sell and buy again at the beginning of this year, 2019. We looked at several homes, make offers, had a few disappointments, but finally had success with having our offer accepted with a house on the water (which we had to go in non-contingent) with Carols expert advice and guidance. Talk about stress! We were hopping and basically gambling that our house would sell quickly and for a good price. Carol managed to sell our house in 1 weekend and at over asking price!!! We had several offers and she was extremely knowledgeable and skilled in how to choose among several offers. There were so many variables and moving parts that our heads were spinning. No worries though because Carol and the team she has placed around her were extraordinarily professional, helpful, patient, and seasoned. The sale and purchase of the homes went without many issues. We were extremely happy and greatfull that we found Carol those many years ago and that we were able to have her assist us through an extremely stressful process...... twice!
