ZillowVERIFIEDCarl did not care if a prospective buyer was qualified. He was our listing agent for six miserable months. 4 contracts failed. He expected us, his clients, to cater to the buyers with concessions since the buyers had no savings. He also tried to force a cash buyer into a sale and that buyer backed out the day before closing. We had moved belongings to storage and after that, our house was no longer "staged". Carl did not check on our vacant property and realtors left utilities on and even clogged our commode. We do not trust realtors now!!!

ZillowVERIFIED I talked to several people before we went with Carl and his team. Everyone else seemed like they just wanted a commission check, did not think we could get what I knew it was worth and so on. We were behind on payments and did not have funds to do some of the work it needed. Carl, stepped in and fronted some money for some cosmetic repairs and then when we went to sell it we got full price which we did not expect and got it in 2 days!! Carl and his team are miracle workers and went way above and beyond. Highly recommended.

We ended up going with Carl and his team because of their extensive marketing plan and because of their unique as is division. He told us those homes never lasted more than 16 days and ours sold in 12 days with multiple offers. I dont know how he did it, but we closed in plenty of time and without the hassle we assumed this would be. Incredible man and team.

I guess they figured they could not make enough money and maybe too much trouble to work with me since I am 80 years old. Anyway, within 7 days we found the place I wanted and he even helped me secure a mortgage for the property which was my biggest concern considering my age. I have a few other special needs and he was johnny on the spot with everything. I cant say enough about Carl!

We ran across Team Gresen?s information on line and it looked like they sold a lot of homes that other agents could not sell. ZillowVERIFIED We were moving here from the east coast and we were recommended to Carl and his team by Dave Ramsey the well-known author and radio show host. Well the experience was great. We did not know the area and we were trying to buy in a hot seller market. We did end up finding a couple of homes that would work that were also in the right school zones. I do not know how they did it, but I have heard stories of people not getting homes because of multiple offers. Well, both homes we liked had multiple offers, but Carl said they had a secret strategy that ensures them getting their buyer the home over 90% of the times. Well, we did not believe that, but we wrote offers on both homes and to our amazement we got both homes. We did have to cancel one of them so we ended up getting our top choice for a home, got it at a lower price than what we would have been willing to pay and we are now moved in and could not be happier.

ZillowVERIFIED When we first met Carl we assumed he was just like other brokers, but we were incorrect on that. We met him at an open house and we were not ready to do anything for at least a year. Well, he kept in touch and in about 6 months we needed a home for one of our sons. We found a HUD home we liked got some great advice from Carl on the bidding process and ended up winning the bid. We later found out that we only won the closed bid by 300.00. If we would have offered what we were going to we never would have gotten the home and it was a great deal at what we got it for. ZillowVERIFIED WARNING! Do NOT under any circumstances list with Carl Gresen or Elevate Real Estate. Youll be sorry if you do. He did not provide a copy of the original listing agreement for almost 2 months, although I requested it repeatedly. He said it was misfiled by the office. I finally told him to draw up a new one, which was drastically different than the first one AND the price on my home was $100, 000 off and his commission was higher! After a very intense phone call, initiated by me, he was able to locate the original contract. Three separate times I contacted him to correct the information on the MLS. He doesnt call, even when his emails state that hell call today. Then youll get an email that says he has your number wrong or that he called and you didnt answer (but your caller ID has no record of his supposed call). He tried to pressure me into accepting a low asking price stating that my home wouldnt appraise for what I was askin. I refused. The second time I received an offer he tried to pressure me into accepting it by what I call bully tactics in an email. His emails never fully answer your questions and are usually very argumentative. When I told him to call me he said hed put me on a schedule. That didnt happen. He emailed me that we need to lower the asking price but I hadnt even had an open house yet. Both open houses I scheduled. He doesnt take the initiative to market your home. Once its listed thats pretty much it unless you keep at him. Numerous times Ive demanded to cancel our contract but he argues this by saying he doesnt know what Im upset about. I finally received a full asking price offer but Carl didnt get the buyer paperwork. A few days later I came home to find a large envelope of papers under the welcome mat at my door - no call to tell me to expect this. Then the buyer sent an extension request which I signed via e signature, received (amazingly) an email confirmation but the buyer never received it. So 5 days ago Carl sent an email of possible bad news which was that the buyer is considering cancelling. I emailed back that this is the type of news that warrants a phone call. So which is it? Am I selling or not? Ive got boxes packed, closing scheduled for one week from today and movers coming. I NEED INFO and its taken him 5 days to do this? Now I have an e document to sign to cancel but the date he put on it says they cancelled on Dec 30. I hadnt even signed an offer until the day after that!!! There is sooo much more I could write but it just gets tedious. PLEASE BEWARE OF ELEVATE REAL ESTATE and in particular Carl Gresen. There are too many wonderful agents out there - dont be lured in like I was by the 29 days or less pitch as its a lie.

ZillowVERIFIED I listed my parents home for sale with Carl Gresen after meeting with him and going over his marketing plan and listing agreement. It all sounds good until you sign and then you find out the truth. He basically lists the house on MLS & other websites, takes the photos of the home himself (there is NO professional photographer) and then unless you are persistent you will not hear from him unless an offer comes in from another realtor. he is not proactive in bringing buyers to the homes he lists. You will not receive the feedback that is promised, and if you ask you are told you are asking too many questions or that you want too much communication. Our first offer from another realtor was $28k belowblisting price, which we were basically forced to accept by Carl. He stated we would not get another cash offer and because it was cash we should take the offer to avoid problems that sometimes arise with mortgages. We had an appraisal done that was $3,000 higher than the listing price, but this was never used as a selling point with the buyers agent. negotiations are awful as every offer they made I was bullied to accept but any counter offer I wanted to make was discouraged and I was told that we shouldnt want to lose the deal over such a small amount of money. iIt didnt matter if it was $5000 or $10000. This deal fell through block away because it was such a low offer. Meanwhile the key to the house was lost 2 times and the lockbox we had was a combination box and was constantly left open by Realtors. After a lot of complaining we finally got a digital lock box. Email is the only form of communication you will get, most of the time they are short and rude and do not answer your questions or only answer part. We tried to get out of our listing agreement by going to Mr Gresens broker, however he refused to meet with us also. Read the listing agreement fine print as it is not an easy exit listing like it says it is. we finally got the home sold but it was only due to another realtor bringing the buyer. One counter offer I wanted to make was also discouraged again stating why lose the deal over $1400. In the end the buyer accepted the counteroffer even though Carl was no help at all. Listing information was continually wrong on all the websites......it was the worst experience of my life. At closing the other realtor wanted to know if the broker only work part time or how I got involved with him!! They were very unhappy also. The only good thing about this transaction was the title company. Beware of this broker and of Charles Rutenberg Realty in general. They make promises they do not back up, and do not work for you. They work for their commission only. Beware.
