ZillowVERIFIEDBryan Gwynn exceeded every and all expectations we had in first property managing a rental property of ours and then selling it. After having had terrible experiences with many "professionals" here in Vegas, we were VERY reticent in asking anyone we did not know for help. Bryan was recommended to us by a co-worker whose mother had used Bryan. What a blessing he has turned out to be !!! He is just excellent in his knowledge and expertise in all phases of Real Estate. I highly recommend Bryan to anyone who needs a competent and qualified property manager and/or real estate broker to purchase or sell your property.

ZillowVERIFIED I have used Bryan as my property manager for several years. He has done an excellent job for keeping the turnover low and getting the rent payment on time. This year I have decided to sell the property after the tenant moved out. Again he handled the sale of my property very efficiently and it was sold in less than a month. The closing process was smooth and I am very happy with his professional service. His attention to details made him one of the best realtors I have worked with.

ZillowVERIFIED Bryan Gwynn and the entire team at Urban Settlements did a fantastic job of presenting our home for sale in what we feel was the most efficient, effective way using contemporary web presentation techniques. For example, we listed on a Thursday and began receiving offers by Sunday with a total of six by the following Tuesday. Bryan's wise counsel helped us select the best of the six, knowing buyer's strengths and weaknesses, resulting in an uneventful early escrow closing. We have bought and sold numerous properties and view Bryan and the Urban Settlements team to be highly professional, client-centric, knowledgeable real estate specialists demonstrating a high degree of integrity. We feel they are simply the very best and would highly recommend them.

ZillowVERIFIED Bryan ,. Thank you very much for all your help. I would like everyone to know, how fantastically you handled the sell of our old home and the absolutely fantastic job you did helping us to acquire our brand new house. I would also like everyone to know that all the sells agent's selling the Pierce made by Calatlantic said " Mr Sheehan your budget is way to low for that house especially with the roof top deck.". Bryan, my wife and I got together and we let Bryan take the lead.! Let me tell all who are reading this letter from an ugly old man.! Bryan not only got us the house we wanted in the neighborhood we wanted but he also had them throw in pavers for our driveway. In closing Bryan is the only salesperson I would trust besides myself... He is now a family friend.!

ZillowVERIFIED For me, he has been a property manager, my agent to sell investment property, my agent to buy a house, and my agent to sell present house. Bryan has performed in all of these with terrific skills and complete knowledge. He is thorough, dependable, on-time, honest, personable, determined-----just about as good as one could ask for. For certain, if I have need in the future for his kind of services, I'll choose Bryan Gwynn.

ZillowVERIFIED We used Bryan to manage our rental property, we followed his advise on updating the home, and we were able to rent higher than any other home in the zip code. We truly were able to focus on our jobs and our lives. Like clock work our rent was direct deposited consistently every month. We were ready to downsize and Bryan came over with all the facts and figures so we could decide to sell or make that home a rental. After walking us through everything we decided to put the house on the market. His marketing strategy was amazing and we quickly became the number 1 most looked at home. We received a full price offer in about 5 days for a higher amount than any other home in the neighborhood. Then the stress of selling a home kicked in. Bryan patiently explained everything and walked us through to the finish line. Personable, professional, persistent.

ZillowVERIFIED Bryan has carefully managed a rental townhome for me for four years. He's honest, and caring about the home, and proactive in management issues. He's a businessman, and will treat your property like his. When it came time to sell, I relied heavily on his wide knowledge of the market in marking the decision to sell.

ZillowVERIFIED Bryan is energetic with great knowledge and experience. He keeps abreast of all realty related items of interest and keeps one informed. Transaction was smooth and transparent; with much of the work done in the background. Substantial paperwork was easily processed with his help and minor adjustments that needed to be rectified were taken care of promptly and professionally. Upon listing the house had many positive views and sold quickly. Urban Settlements (Bryan's firm) was networked with all major realtors and listing services which provided high visibility to potential buyers. Bryan's contract photographer did an outstanding job highlighting the home's many features with excellence. Thanks again to Bryan for his excellent service.

ZillowVERIFIED Bryan is the best Property Manager/Real Estate Agent I have ever worked with. He has always demonstrated professionalism and integrity. Very competent, honest, and made every effort to keep costs at a minimum. I feel that I can call him at any time for his expert opinion. When it comes time to purchase other investment properties, I can't imagine turning to anyone else to manage them.

ZillowVERIFIED Bryan is amazing. I cannot thank him enough for everything he has done for me. Over the past 10 years he has helped me purchase and sell three homes. There is no one else I would trust to get me through the process. He is very knowledgeable and always willing to answer any questions or address any concerns. Bryan never treated me like a client, but rather as a personal friend. His integrity is unmatched! I highly recommend him!

ZillowVERIFIED Bryan and his team made the last three years of managing our property from across the country absolutely worry free. It was a blessing compared to my other property management experiences. When the time came to transition from the rental market to selling, it was just the matter of a few simple emails and phone calls. Bryan personally handled everything! Thanks again Bryan. You have my highest recommendation from a military vet!

ZillowVERIFIED If I could give Bryan a rating higher than five stars, I would. He is so attentive, I felt like I was his only client. He would regularly call just to see if I had any questions about the sales process and kept me updated every step of the way. Bryan is extremely knowledgeable, patient, professional, and always accessible. His communication skills are first-rate, and he has a great ability to break down complex jargon into terms that are easily understandable. I can't recommend Bryan highly enough.

ZillowVERIFIED I was ready to short sell my home when I met Bryan and he came in and appraised my home and told me I could sell it without having to go through the short sale procedures. This was the first agent that had told me that. We listed my home and sold it within 60 days for the asking price. He not only saved me from damaging my credit through the short sale process but he helped me to find a new home in the neighborhood of my preference. His professional attitude and calm demeanor made the experience much easier than I had anticipated. He also assisted me in finding a loan company that was easy to work with and gave me a great rate. I always recommend him to people looking to buy or sell their home.
