Brody went above and beyond during the entire process. He started with a professional call with our whole family. He listened for what we were looking for and we were able to view some houses the next day. Throughout the buying process, Brody was thorough, sticking on our side, and adding expert advice during difficult situations. In all, he made sure we were comfortable, we were in the know, and he had exceptional communication through the entire process.
Brody was great! We moved to the area from out of state and he is very knowledgeable on all the Charlotte areas and suburbs. He showed us many houses at every stage of our home buying process. Other realtors don?t want to show you houses until you?re ready to put an offer in and Brody was the opposite. He showed us places when we were in the early talks of moving so that we could get a good idea of what area we were interested in. He was quick with updating our search criteria. He had offers ready to submit quickly so you weren?t losing the home you love. We couldn?t recommend a realtor more when you?re relocating to the Charlotte area.
Our experience with Brody was disappointing. We initially contacted the agency because we wanted to work with Josh, but instead we were assigned to Brody. We trusted that we would still receive the same level of service and expertise, but unfortunately that was not our experience. The biggest issue was the negotiation process. On multiple occasions, Brody came back to us with reasons why we should pay the asking price instead of advocating on our behalf. One example was that the sellers ?purchased the home at this price and don?t want to lose money.? As buyers, that isn?t our concern?we care about the current market value of the home and negotiating the best possible price. We ultimately feel we overpaid because there was very little effort to negotiate in our best interest. Throughout the transaction, we also felt like we were one step ahead of him rather than the other way around. For example, newer homes often have transferable builder warranties, and we had to bring that up ourselves instead of our agent proactively handling it. There were several moments where we found ourselves reminding him of items we expected our realtor to already be managing. The closing process was another example. We were instructed to arrive at the exact same time as the sellers, which resulted in us awkwardly waiting and watching them sign their paperwork before we could begin ours. This could have easily been avoided by staggering arrival times. It?s a small detail, but one that reflects the overall level of service. To be fair, Brody was always friendly, punctual, and willing to show us homes. However, showing homes is only one part of a realtor?s job. We were looking for an experienced advocate who would anticipate issues, negotiate aggressively on our behalf, and guide us through the process with expertise. Unfortunately, that was not our experience.
It was a pleasure to work with Brody. I met him at an open house he was working and appreciated his genuine approach. He was very responsive, flexible, and patient despite my changing requirements and wants. Since I was new to the area, I was nervous about making a hasty decision and was not familiar with the North Carolina laws with respect to buyers rights and contract laws. Brody maintained open communication and did a good job of educating me on what I needed to know to make a sound decision. I am grateful that he helped me find and buy the perfect home for me. He was awesome to work with and I highly recommend him.
