My biggest piece of advice is to get pre-approved before you start looking. Knowing your budget upfront helps you shop with confidence and lets you move quickly when you find the right home — in a competitive market, that speed can make all the difference.

Beyond that, I'd encourage buyers to think beyond just the purchase price. Factor in property taxes, insurance, HOA dues, and maintenance costs so there are no surprises down the road. And don't skip the home inspection — it's one of the best tools you have to understand exactly what you're buying and to negotiate repairs or credits if issues come up.

Finally, work with an agent you trust to walk you through each step. Buying a home comes with a lot of moving pieces, and having someone in your corner who can explain the process and advocate for your interests makes all the difference.

2.  What advice would you give a seller trying to sell their home?

Accepted Answer

My top piece of advice for sellers is to price it right from the start. Homes that are priced accurately based on current market data tend to attract more interest right out of the gate and often sell faster and closer to asking price — overpricing can cause a home to sit on the market, which can actually work against you in negotiations later.

I'd also encourage sellers to invest in the small things that make a big first impression: decluttering, deep cleaning, fresh paint where needed, and boosting curb appeal. Buyers form an opinion within the first few minutes of seeing a home, and simple, cost-effective updates can go a long way.

Lastly, be prepared to be flexible with showings. The more accessible your home is to potential buyers, the faster you'll likely find the right offer. And lean on your agent's guidance throughout the process — from pricing strategy to negotiating offers, having an experienced advocate in your corner makes a real difference

I also really enjoy working with first-time home buyers — there's something special about being part of someone's very first step into homeownership, and I take pride in guiding them through the process with confidence.

One of my favorite recent transactions was helping a newly married couple purchase their first home together. I actually met them at an open house I was hosting, and over the course of working together, I got to know them really well — their goals, their must-haves, and what "home" meant to them.

We missed out on the first few houses they had their hearts set on, which can be discouraging, but we stayed patient and kept searching. In the end, we found a home in an even better location than what they'd originally been looking at. Seeing their excitement when we got that offer accepted, and knowing it was the right fit for them, made the whole journey worth it.
