1.  What advice would you give a buyer trying to purchase a home?

Accepted Answer

Get your financing sorted before you fall in love with a house, not after. In the Upper Valley, good listings in Lebanon and West Lebanon move fast, and a pre-approval letter is what lets you act when the right one shows up. Beyond that, I tell buyers not to skip the inspection — especially on anything with a well, septic, or an older heating system, which matters a lot given how hard NH and VT winters are on a house. I've spent 35+ years on the other side of these deals as a property owner and investor before I ever got licensed, so I walk clients through what a property is actually worth long-term, not just what it's listed for.

2.  What advice would you give a seller trying to sell their home?

Price it right the first time. An overpriced listing sits, and a sitting listing tells buyers something's wrong with it — even when there isn't. I also tell sellers to think past the sale itself: what does the timeline need to look like for your next move, and what repairs are actually worth doing versus what buyers won't care about. My background owning and leasing property across NH, VT, and Massachusetts means I look at a listing the way an investor would, which usually means a sharper, more realistic strategy than a typical "just list it and see" approach.

3.  What types of clients have you worked with?

Mostly residential buyers and sellers across the Upper Valley and Lake Sunapee region — first-time buyers, move-up buyers, and sellers at every stage. I also work with clients on investment properties, second homes, vacation homes, and select commercial deals, which comes out of my own background of 60+ commercial and residential leases and 25 property purchases over the years. My son Spenser and I run NextHome Modern Realty together, so clients get both an agent's local knowledge and a broker's deal-strategy side in the same conversation.

4.  Describe a recent transaction you are fond of. How did it go?

One that stands out: right before closing on a home here in the Lebanon, NH area, our buyer took off to a dude ranch in a remote part of Wyoming — completely off the grid, no easy way to reach her, and she still needed to sign her purchase documents. We tracked her down at the ranch, then convinced the ranch to drive her into the nearest town so she could sign. From there we had to find a local attorney willing to notarize and handle the paperwork on short notice, get everything signed, and have it FedEx'd back to us in Lebanon, New Hampshire in time to close. It came down to the wire, but we got it done. That's the kind of problem-solving clients get from NextHome Modern Realty — we don't let logistics get in the way of a closing, no matter where our clients end up.

5.  How did you get started in Real Estate?

didn't start in real estate — I started in business. I spent decades running Foodstop, a chain of local retail stores, and buying, leasing, and developing property across New Hampshire, Vermont, and Massachusetts long before I got my real estate license. By the time I did get licensed, I already understood negotiation, property value, and long-term planning from the ownership side, not just the sales side. That's the perspective I bring to every client now.

6.  Do you have any special education or training that will benefit your clients?

My training isn't from a classroom — it's from more than 35 years of hands-on business and real estate ownership, including 60+ commercial and residential leases and 25 property purchases I've done myself. That firsthand experience with pricing, negotiation, and long-term property value is something most agents only learn secondhand. I also work alongside Spenser Molloy, our managing broker, who brings a Corporate Finance/Economics background from Nichols College — so between the two of us, clients get both real-world experience and financial rigor.
