In 2022, after extensive research on the multiple real estat rental markets I decided that St. Louis would be one of the more desirable markets. I discovered Brian Miller, Investor & Agent with Miller Realty Group powered by Mogul Realty in St. Louis, MO through several strong recommendations from investors sharing their experiences within the Bigger Pockets Real Estate Investing Forum. Being an out of state investor, I wanted to work with an agent who has intimate knowledge of the local market. Brian met that requirement as he is a St. Louis native. Brian helped me purchase my first rental properties in St. Louis in early 2023. We had several conversations at the beginning of the process to discuss my lengthy check list to include among others: price range, Capital Expenses, Net Operating Income (NOI), Return on Investment (ROI), property appreciation potential and resale ability. Brian was able to locate properties that met or exceed my criteria in a relatively short period of time. Then, Brian provided detailed information and analysis of each of the properties that he viewed. The property summary and overall recommendation from a perspective that Brian is purchasing the property as his own investment was mind easing and productive. We were able to purchase our target properties that exceeded all my metrics. As a bonus, we were able to obtain the properties at a purchase price that was well-below market comps. Given the success of our previous partnership, in 2025 I reached out to Brian when I decided to sell the properties in St. Louis. In an effort to maximize property sale price potential by expanding buyers pool, Brian demonstrated creativity in recommending that the two adjoining duplexes be officially consolidated into a single 4-unit property. The process of requesting the City of St Louis to officially consolidate the two duplexes into a 4-plex was intensive and challenging. Our initial request for the parcel consolidation was rejected but Brian did not give up. Brian immediately filed for an appeal. Brian composed a compelling letter of appeal highlighting the benefits to the City by having the duplex parcels consolidated to include the previously mentioned making the property accessible to aEURoeHouse HackingaEUR? buyers. aEURoeHouse HackingaEUR? owners are more likely to take better care of the property than out-of-state off-site investors. In addition to composing the Appeal Letter, Brian also appeared on my behalf at the Appeal Hearing where he meticulously articulated our justifications for the parcel consolidation request. Brians relentlessness and diligence yielded the successful Appeal for the parcel consolidation. The property had an extremely high level of interests as soon as it was listed on the MLS. We received multiple offers above asking price and sold the property within days of listing. As Brian forecasted, the highest bid and eventual buyer was a aEURoeHouse HackaEUR? buyer.
