I really can not say enough about how effective Brett was in communicating and making sure we always were in the loop on feedback, showings, and open houses.I also was very impressed with his willingness to always be available. From putting on several open houses at our requests, to answering questions at odd hours, Brett really stood out in this area. How he maintained so many other clients at the same time, I dont know, but we always felt as though we were his most important client when we needed him. On the marketing front - Brett pulled out all stops. We have worked with other realtors who were not willing to spend their time doing open houses or sending out marketing materials, and Brett thoroughly impressed me with his willingness to make sure we felt our home was being marketed in the best way possible. From utilizing Facebook and data analytics, to posting teasers and drumming up interest via Facebook, to old school open houses and mailers to neighbors, no cards were left on the table here.In terms of negotiating, Brett was amazing in our opinion. He has a very even keel about him, and does a great job of listening versus dispensing advice. We would soon learn that this is the norm for Brett and his team - they pride themselves on personal connections and getting to know their buyers' unique needs and goals in real estate.Throughout the entire search and closing process, Brett was exceptionally easy to work with and very knowledgeable about the Des Moines housing market. He also took time to understand what we were looking for in a home and neighborhood, and he never tried to push us to look at any homes or make any decisions that we weren't comfortable with. Brett and his team were lightning quick on communications and turning around documents, and they worked seamlessly with our financial team and even the seller's agent from another RE group. Brett immediately came up with some ideas that he felt would generate interest, and the showings were nonstop. In a very short time, we had an offer. Due to some circumstances with an assessment, the negotiation process was a little more involved than it would normally be. Brett was incredible at this part of the process. ZillowVERIFIED I have been greatly impressed by four traits of Brett that makes him an outstanding realtor. Some background about the house he sold for us: It was on the market for 1.5 years and went through 3 realtors before he took it on.(1) he made great use of technology and social media to advertise and market our house. He put our house on his facebook, which generated unprecedented amount of interest (liked by 175 people and shared by 108 people). This serves as a sharp contrast with our previous realtors who advertised our house on their website and local newspapers, which was so out of touch with our digital society (how many people still read local newspaper nowadays? Who is not on facebook?). Noteworthy was that as a result of his successful marketing, so many people requested showings that he ran an open-house just a few days after listing. He was also very patient in monitoring and was articulate in responding to people's questions on facebook. This is professionalism. (2) He was very good at communicating. He regularly sent us updates on showings and provided timely feedback to us regarding what needed to be fixed. The good thing was: he integrated customer feedback with his deep understanding of the market and made the best decisions about the house for us. Interestingly, he did not ask us to lower the price even once because he was confident that the house was priced correctly and he wanted to get the best price for the people who entrusted their houses with him. This is integrity.(3) He was an excellent negotiator. We got two offers on this house. The buyer of the first offer backed out after the inspection. This made us nervous. But he assured us with his calming voice that he would get the house sold for us. AND very shortly after, we received another offer. He used his negotiation skills to get the full price for us. What can be better than that? But he made it even better. After the bank appraisal was done, he negotiated with the buyer to add $5000 to the original purchase price to cover the costs of the bank-mandated repairs. He did so without being asked by us. He did it because he had the best interests of his customers in his heart. He is a man of a good heart. (4) He is very intimate with the processes involved in selling a house. He advised us on what to fix and repair before the house got listed. But he asked us to hold off on some major repairs like roofing and gutters, because he knew these repairs can be used as a way to bargain for a higher price after the appraisal was done. AND he did it and did it successfully. He is very tactful and has a good plan in his head and carries it out step by step. He is a real expert.I was very grateful to Brett for getting the house sold for us. It was not easy but he was there with us every step, working hard and SMART. I would recommend Brett to anybody who has a house to sell, even if it is a hard-to-sell house. Good luck, Brett! You are the BEST!
