He's familiar with the local market and is a shrewd negotiator. Upon his suggestion, I knocked off ~5% from my initial asking price and after counteroffers, ended up with a ~4% savings I would otherwise have lost. In essence, he reduced his commission to save me money. For that I'm grateful. Mr. Layne was readily available - phone, text, email. He's a combination of old school and new school. Pleasant and professional presence and slick digital software to lessen those lengthy, paper-intense signing parties! I'm noting now that his user account has 46 others giving him five-star ratings. We are living out of the state so our interview with Brandon was over the phone. He impressed us with his knowledge of the area and the market. He told us he was sure he could sell our house within 3 months and gave us the price point he though it should be at. Since we are out of state all our communication with Brandon was by phone call or text and that was never a problem. My home-buying process involved a lot of challenges big and small, but with each challenge, Brandon rose to the occasion. Here's an example: very early on in the process, I fell in love with a house that had some "minor" foundation issues. I was ready to go all in. Brandon found an excellent structural engineer who inspected the property and gave me a no-nonsense report that the structural issues were much, much more serious and extensive than we thought. With full knowledge of the situation, I ended up backing out of that deal, but I was so impressed with how Brandon handled the situation. He wasn't just there to make a sale. He kept me from making a bad decision, and by doing so, earned my trust. Brandon worked with me for almost three months, hunting down leads, working around my busy schedule, and showing me houses every weekend. Brandon was always available over phone or text, he always got back to me promptly, and I was able to complete most of paperwork electronically (which was a plus for my busy schedule). He always kept the process moving, and he was always a consummate professional. He handled some tough negotiations (glad it was him, not me!), he got me a good house for a good price (with a pool), and he answered my numerous questions and concerns with Zen-like patience. I was also impressed by his knowledge of real estate investing and his ideas on how to fix up/renovate houses we saw. Brandon is ambitious. He works hard. And he cares about his clients.
