Brandon is a new home construction specialist operating under eXp Realty. FAQ
The best advice I can give a buyer in 2026 is to prioritize strategy over speed.
We’ve moved away from the 'frenzy' of years past, and the Front Range market-from Erie down to Denver-has entered a much more balanced phase. While mortgage rates have stabilized in the low-to-mid 6% range, the biggest mistake I see is buyers waiting for a 'perfect' rate that may never come, only to find themselves priced out by the 3-5% annual appreciation we’re still seeing in Colorado.
If you’re looking to buy right now, here is my 2026 FREE winning playbook:
1) Date the Rate, Marry the Home (and the Location): In areas like Fort Lupton and Northern Colorado, inventory is finally growing, which gives you the luxury of choice. Find the home that fits your lifestyle first. You can always refinance if rates dip below 6% later this year, but you can’t 'refinance' the purchase price once the market climbs.
2) Focus on 'Value-Add' and New Construction: I’m seeing incredible opportunities right now with builder concessions. Many builders are offering 'rate buydowns' (which means they'll pay to lower your interest rate) or covering closing costs to move inventory (which means they will cover costs associated with buying homes above your dowpayment). If you’re looking at existing homes, don't be afraid of the 'cosmetically challenged' property. In a more balanced market, these are the gems where you can build instant sweat equity (some light paint work, new lighting and newer appliances make homes feel like new and increase the perceived value).
3) Negotiation is Back: Use the current 'Months of Supply' to your advantage. We are seeing more 'Days on Market' than in previous years, which means we can actually negotiate on inspections, appraisal gaps, and even seller-paid rate buydowns.
4) Think Multi-Generational or Investment-First: Whether it’s a home with a finished basement for a mother-in-law suite or a property with high rental potential, look for 'functional' real estate. In a high-cost market like ours, versatility is your best hedge against inflation.
Lastly, buying a home in Colorado today isn't about winning a bidding war; it’s about making a calculated investment in your future. My job is to help you find the signal through the noise and this is one of the ways I do that!
Selling a home in 2026 requires a shift in mindset:
We are no longer in a market where you can simply stick a sign in the yard and wait for a line to form. With inventory across the Front Range up nearly 17% over last year, buyers finally have the 'luxury of choice,' and they are using it.
If you’re looking to sell in today’s Colorado market, here is my FREE 3-step 'Value-First' strategy:
1) Price for the First 14 Days: In a balanced market, the 'Days on Market' (DOM) metric is your biggest enemy or your best friend. Right now, the median DOM in Colorado is hovering around 46-54 days. However, the homes that sell for 99-100% of the list price are almost always the ones priced correctly from Day 1. Avoid the temptation of 'but I could get pricing.' If you overprice and sit for three weeks, savvy 2026 buyers will smell blood in the water and come in with lowball offers. Defeating the whole purpose of a full priced market offer!
2) The 'Move-In Ready' vibe: Today's buyers are extremely cost-sensitive due to insurance hikes and HOA fees. They are actively avoiding 'fixer-uppers' unless they are priced at a massive discount. My advice? Focus on high-impact, low-cost cosmetic updates-neutral paint, updated cabinet hardware, modern lighting fixtures of amazon. Also, professional staging is a great tool. You want to remove every 'mental project' a buyer checks off as they walk through your home. The more items they've checked off the mental list, the higher the offer you'll see on the table!
3) Offer 'Creative Concessions' Over Price Drops: Before we talk about dropping your price by $10k or more, let’s talk about offering a $10k seller concession. In 2026, a buyer values a 2-1 mortgage rate buydown far more than a slightly lower purchase price because it directly lowers their monthly payment. This is a BIG win for them and you as well! This strategy positions your home as the 'affordable' choice without actually devaluing your property.
4) Master the 'Digital First Impression': 97% of buyers find their home online before they ever drive by. If your listing doesn't have high-end photography, a 3D tour, and a clear floor plan, you’re invisible. Especially in communities like Erie or Fort Lupton, where new construction is a major competitor, your existing home has to look just as polished as a model home in the city next door.
Lastly, selling right now isn't just about a transaction; it’s about positioning. My goal is to make your home the 'best-in-class' option so we spend less time on the market and more time setting records for your neighborhoods highest sale price in 2026!
I specialize in guiding clients through high-stakes transitions. Whether you are building wealth through investment or finding a home that fits a new chapter of life, my experience covers a diverse range of needs across the Front Range:
1) First-Time Homeowners: I take pride in 'demystifying' the process for first-time buyers. It is my job to know every technical detail of the journey, but it’s my mission to make sure you never feel overwhelmed. I’m glad to walk you step-by-step through where we are in the journey, ensuring you always know exactly what the next step is-from the initial offer and navigating contingencies to securing concessions and closing on time.
2) A Fierce Advocate for Your Interests: My goals are your goals, period. I align myself completely with your needs and represent your interests above everything else. Whether we are negotiating for under-market value or navigating a complex inspection resolution, I am there to ensure the seller handles the necessary items so you walk into a safe, sound investment.
3) The 'Move-Up' Investor & House Hacker: I work with homeowners who want their real estate to work for them. I specialize in identifying house-hacking opportunities, duplexes, and properties with Mother-in-Law suites or ADU potential. One example, I’ve helped clients move from Denver to Colorado Springs to start a family while maintaining their previous home as a rental to create generational income.
4) Regional & Out-of-State Relocators: I have extensive experience managing the logistics of long-distance moves-from Michigan and the Northeast to Colorado Springs-as well as local 'migrations' across the Front Range. Whether it’s moving from Littleton to Fort Lupton, Denver to North Arvada, or finding a home closer to DIA for travel convenience, I know the local corridors.
5) Strategic School District Moves: I frequently help families relocate specifically to access top-tier schools, such as those in the Erie area. I understand the importance of timing a sale and purchase perfectly to get your family settled into the right district without the stress.
6) Fix-and-Flip Investors: I partner with investors looking for 'diamond in the rough' opportunities in the Denver Metro and Northern Colorado areas, focusing specifically on high-margin, value-add properties that make sense for your portfolio.
7) Sellers in Life Transitions: I provide a steady hand for those navigating major changes-including divorce, retirement, or empty nesting. I help my clients successfully exit homes that no longer suit their needs at high sale prices, facilitating a smooth transition into 55+ communities or the next phase of their life.
