ZillowVERIFIED Brad Trager of Surterre Properties was instrumental in purchasing our new home a block from the beach in San Clemente despite much competition and even higher price bids. I have known Brad for years and he worked relentlessly to sell my previous house last year. I know Brad is highly skilled and dedidicated as a realtor with exceptional interpersonal abilities and ties to the community, but above all he is a person of character and integrity whom I trust, and these are the reasons I chose him as my agent once again with the latest transaction. As it pertains to the purchase of my current home, this was a very special property that I knew would be highly competitive, and from the beginning there were multiple bids including at least one higher than ours which despite a sizeable down payment, it was not an all cash offer we were making. In order to get the winning bid against the competition we offered a 17 day escrow which was highly challenging especially since this was not a all cash sale, nor was it a as-is sale and there were issues that needed to be addressed, though not significant. With Brad's vast experience and interpersonal skills and dedication, Brad worked tirelessly every aspect of the transaction, removing every obstacle that presented itself along the way. Brad knew the seller's agent well as he does with so many of the realtors in the community, and worked closely with him to address issues in a timely manner. The same was the case with my mortgage banker whom Brad was in lock step with. And Brad did the same with the escrow company, inspectors, contractors and all others involved in the process. We knew we needed to hold to our highly aggressive 17 day escrow commitment and Brad made it happen. I highly recommend Brad Trager for any real estate transactions no matter what the circumstance. Brad will pay very close attention to you and every detail of your deal, and he will get the results you want. You will be pleased!

ZillowVERIFIED Brad was an incredible help when I looked for a property to rent last year. san Clemente is one of my favorite cities and when I began my search I had a few criteria I was hoping to meet for my new home. I was looking for a 1 bedroom, with a garage, close to the beach, and in a safe neighborhood. Instantly I noticed there weren't too many properties meeting my garage criteria but I wasn't going to give up on the search. Luckily I identified a property in San Clemente & was immediately contacted by the realtor representing the owner. The realtor of course was Brad. I met with Brad within a day or two & after falling in love with the place I submitted my application and was approved. Brad was wonderful throughout the process. He was professional, communicative, courteous, kind, etc. I was super excited and looked forward to moving in. Initially, I had a few issues with connecting the internet and getting the heater to work all of which were handled by Brad who reached out to the owner for me. Later her Property Manager shared some stories about her and I unfortunately learned that she wasn't always kind to tenants. For the most part, I enjoyed my time in San Clemente. My neighbors were great and I loved the neighborhood. Sadly it wasn't until I moved out that I ran into issues with the owner as she tried to hold onto some of my security deposit wrongly. Brad assisted me in dealing with my difficult landlord and thankfully she did refund me the money owed. I highly recommend anyone to work with Brad. He is reliable, responsive, and easy to work with. I will use him again in the future and in the interim I wish him continued success. Cheers!

ZillowVERIFIED I wrote a great review about Brad selling my home. Since then, however, he has represented me finding tenants for a multi-family unit in San Clemente and it has become a nightmare. Brad is very unfamiliar with landlord/tenant laws for leases. He does not meet prospective tenants in person. He does not show the unit. It is quite difficult for prospective tenants to reach Brad and he doesnt return their calls and texts. He is unfamiliar with local rents. My rent increases have been because prospective tenants have offered to pay more rent than Brads listed amount. He doesnt do a walk through of the new premises with the new tenant. In short, he puts the property on the MLS using old photos of the property, obtains the applicants credit score, arranges for the current tenant to aEURoeshowaEUR? the property and give the keys to the new tenant.

That came with many challenges 1) Not being able to see the home personally...Brad Facetimed with me and it was in that experience that I was able to see really what the home was worth, what needed to be done and what the buyers were seeing. 2) There are so many things I would have done personally that Brad took care of for me because I wasnt there - Cleaning up areas, Going out and getting bark and placing it down, Replacing/Installing A/C Filters, Making Repair Appts/Getting Quotes, Being there during them and Confirming Invoicing Pricing for me, as well as, Checking my Irrigation System and Staying to Water my lawn! 3) Constant need for communication - Brad always gave me phone calls, emails, texts of how things were going and if I ever contacted him and asked him about something or requested that I had an expectation of something to be done he was always responsive, professional and willing to do what was needed. In conclusion Id say that if you have anything that you have a question on or expect to be done - all you have to do is communicate this with Brad and he is more than willing to find the answer if he doesnt know it and will meet and exceed your expectations when he knows what you want done.
