Q: 1. What advice would you give a buyer trying to purchase a home?

Don't get too stuck on the price or where the market is going. Over the last 40 years the Real Estate Market has been trending up. Buy a home that you will be happy with for the next 5 - 10 years and you won't regret it.

Price is the main thing that moves buyers, so the most important thing is to price your property to sell. Due to the way that buyers search on the internet overpriced properties are not seen by the most likely buyers and lowering the price later doesn't work.

I met Brad & Julie showing one of my vacant land listings. They weren't the right type of clients to build a home so I explained to them how it is actually better to buy an existing home. We started looking at homes and found the perfect home for them that was already built that cost less than they would have spent building. I'm glad that I helped them reach their dreams quickly and at a better price!

I moonlighted in Real Estate helping my wife at first until I realized that I liked Real Estate better than sitting in a cube all day.

I took Home Inspection Courses so I can quickly assess the construction quality of a home. I also worked in Marketing and Product Management so I know how to target buyers and market to them so that they respond to listings and offers.

Working with Bob was great. After expressing interest in a property Bob had listed, he met with my wife and I even though the property went off the market that same day. He assured us not to worry because there were other great properties that met our criteria out there. He gave us a thorough presentation on himself and the background of Tuscana Properties. Selling your home can be a stressful experience, but Sandy helped with suggestions for making the house show well so that prospective buyers could see all the positives about the home. They have a team of professionals who can do repairs , deep cleaning, and even carpet shampooing! It makes the whole process go so smoothly! Since my home was over 40 years old, Bob recommended I pay for a home inspection so that we could accurately disclose anything that the inspector found to prospective buyers. This was a great plan, because the process was honest and above board from the start and I believe the buyers appreciated that. My house was in a contingent contract after having been on the market for 9 days---and 3 days after the open house! We met Bob when searching for a property to build upon. He was the listing agent for a property we considered buying. His expansive knowledge of the processes and hassles, and candor helped us realize one would be nuts to try to build a home from scratch in Santa Clara County. Impressed with his masterful understanding of this and his general realty expertise, we employed him in our search for an existing home on a rural property instead. While he was more than willing to show us properties, we also searched on our own and did countless drive-bys in Santa Cruz County as well as his typical area. We found the perfect home and had Bob represent us as buyers. He was diligent and careful, guiding us to the best decisions and manner in which to make a deal with the sellers. Bob Jamison of Tuscana properties was great. We found him to be extremely knowledgable of real estate laws and lending practices. He showed us properties in our price range and helped us see the potential possibilities of the home. We were interested in a home with a large lot which was hard to find in our price range. He was patient and persistent as it took many months to find a home which satisfied my husband. We were buying at the peak of a hot market so we needed to make decisions quickly. Bob helped to negotiate the price and terms by seeing what other houses in the area had sold for, and advised us on the better areas of Morgan Hill as we were not familiar with the area. He was especially good at writing up offers and had the best home inspectors on our side. He provided personal service and kept us informed daily of new properties and developments during the loan process.
