ZillowVERIFIED I was introduced to Benny through a friend (another real estate agent who moved out of state). We met a couple of days after that and I explained him what I was looking for and told him about my unique/tough situation. And when I'm saying tough I mean I'm involved in cannabis business and was using only 1 year tax return. Everybody else said "impossible" even agents who specialize in cannabis related loans. Seems like I found the guy who didn't know it was impossible and did it! We went through few homes that most had some great things but missed other parts that I wanted until we walked into the house that straight from the main entrance before even looking at other rooms, backyard etc I told Benny "I want that house, I love it". Benny responded "I'm on it". To complicate things more, that was Saturday and sellers with their agent were reviewing offers the next day, on Sunday. Benny made a call, put in an offer with a great incentive for the sellers but one that didn't inconvenience myself and the next day the sellers accepted our offer. There were other potential buyers who wanted the house badly (and I'm assuming they weren't in the though business like myself) but we got it! Benny actually found us 2 options for a loan that we chose 1 from. Process was quick and smooth, I believe we closed in 24 days. Benny was super responsive throughout the whole escrow time, always answered my calls and texted me back and helped with all of the requestests I had. Can't thank him enough, the aren't many people like him that you can work with!

ZillowVERIFIED I met Benny when I was interviewing 4 other agents (many listed here on Zillow) when I was selling my high end home. When other agents learned I was interviewing multiple agents, they all increased the sales price. Of course, that sounded wonderful as I was eager to sell and get top dollar. Benny's selling price was approximately 300k less than others. Benny had explained that he knew the market well and also brought videos of competition in the area. I was impressed! Benny also said he would NOT accept my listing at the other agents' prices because he would be setting me up to fail. Benny encouraged me to list with another agent. He also explained that once the price dropped with the other agent that I could end my contract and hire him! At that time, I decided to use another agent with hopes of getting a higher asking price. Unfortunately after only a few weeks, my listing agent recommended I lower the price 300k! I called Benny and he sold my home in 14 days. Benny was truthful and honest even when it wasn't what I wanted to hear. I highly recommend Benny to sell any home.

ZillowVERIFIED We started on our lets buy a house adventure with Benny early 2012, from the get go he was super positive hed find us the home that was right for us. He recommended a loan person for us to discuss our current credit and down payment matters with, she was super helpful too. By the beginning of Summer 2012 we had the dollar amount to work with and Benny was on the hunt. After the first few properties we went and looked at, he knew what we were looking for and what areas to stay out of and stuck to it. I can't even remember how many properties we looked at and how many offers Benny wrote up for us. I tend to be on the excited side and want to know every detail of what is going on, when Benny would submit an offer I was a huge pest, Benny never once made me feel like I was bothering him, not once. He just kept telling me, we will look at a house everyday if we have to. At the time we were looking the inventory was so low and the cash buyers seemed limitless. I started to lose hope, I just didn't want to look anymore. I mean I knew it was going to be hard Benny made sure to explain what we were up against, we were in the same dollar range as most people our age and looking for the exact same thing, but the cash buyers were driving me crazy, almost every offer we made we lost to a cash buyer. Benny stayed positive and kept me on track during the hunt even when I tried to quit, he just never gave up, he knew what was out there and he knew hed find us a home. Then mid fall Benny said your house is almost ready, I have been working on this for a while, lets go drive by it. He took us over to the place he knew would be perfect for us and of course he was right. Turnkey, at the exact price point we were looking for, 2 bedroom with separate dining room to be used as the playroom/craft room, 2 car garage, nice yard, not too small not too big, low HOA fee, pool, playground, nice side of Escondido and in a cul-de-sac, just perfect for us. In the beginning of 2013 after a few loan hiccups and some amazing negotiating by Benny we were moving in to our new home . We would not have even had a chance at getting this home if it were not for Benny Charles, he will be the one who sales our home for us, not to soon of course and finds our next home. Almost 9 months later my husband and I still talk about how if it werent for Benny we would be stuck living in an apartment, and for that we thank him.
