Be patient when looking for a home. The home buying process can be stressful at times but its my job to find the solutions and make the transaction as smooth as possible.
A quick sell to a home is presentation. Making each buyer that walks in visualizing themselves being able to live there. So keeping the home clean while on the market can help.
I have worked with all types of clients. First time home buyers, investors, and high end homes. Every customer I treat with the same respect and give the pertinent information necessary per sale. Whether its investor needing cap rate or rehab cost or a person finding a home to live and finding out all permits on what has been updated or repaired. I work hard to try and find the perfect property for every customer.
I had a client who was referred to me and she was looking for a home that was at a price point that was a little low for that area. It took us some time to find her what she felt was the perfect home. We went under contract and everything went fine until the day before close. Underwriting saw something they overlooked on the WDO and the appraiser would not clear it before close. At this point the seller was upset since he had made other repairs already and was not wanting to fix anything else and the buyer had to leave her rental in 2 weeks with no other place to go. At this point I took the matter in my hands and got my general contract over to the house and was able to get the repairs done at a great price and close with a 3 day delay. It felt good to help all parties out and make everyone happy.
I took a course on how to invest in real estate and started on the investment side first. Since I was looking at so many properties I decided having my license would help me in this situation to run my comparables and search my own properties. Once I got my license I started using it on the retail side also. I found out how much I love helping other purchase and sell their homes. So now I focus primarily on the agent side and my husband handles more the investment side of things.
I feel that being in the IT industry prior to Real Estate was a bonus. In IT I had to do a lot of research and was always solving problems and coming up with new solutions on how to better the company. My background gave me the skill to research every transaction and come up with a solution to try and save every deal. I am a problem solver and I believe it makes all my customers feel secure that they are in the best hands when they work with me.
