The seller needs to decide if home will be sold "As Is, or are they willing to do updates and repairs to the property.

A recent transaction was very touching, the client was looking to purchase a home for his children he recently obtained custody of. He wanted something move in ready, with minimal repairs. He was tired of renting and had been saving towards this (cash buyer.) The home chosen was a good deal, but I knew it would not be on the market long, I had such a busy schedule that day, but I squeezed his showing in between two others, and made the offer the same day! He was so happy, and of course I was excited for him, and so glad to sit with him at closing , seeing the look on his face , when he received the keys. This transaction was priceless!
Being an educator , I was associated with many teachers who were "part time realtors. Because of their day schedule it was something that could be done in the evenings and weekend. ( I am recently retired and presently a full time Broker.) I have always enjoyed working with people. Real estate requires good communication and organization skills and of course the educational component , all of which I have acquired as an educator.
My College degrees include a B.A., M.P.A. and M.S. in addition to real estate courses have been most beneficial to my clients. The people skills, communication , creativity, organization, strategic planning and computer technology are very important in this industry. I understand the market and the communities I serve, also the economic and social conditions which effect the industry.
