Bailey was truly exceptional to work with. She explained us the process and answered all our questions patiently. She is really knowledgable about the area and helped us narrow down our neighborhood. We visited multiple houses and she would explain positives and negatives of each of the houses we visited. Eventually we settled on a new construction which took a total of 6 months to complete.Bailey was always available and responsive throughout and always made time for us. Bailey attended all our meetings with the builders and even helped choose our options to increase the our home. Our builder was a little difficult to work with but Bailey expertly followed up with them and made sure all the deliverables were met and we were happy. To sum it up I would say Bailey is the best. The current Austin market is crazy, and we were so thankful for Baileys insight and expertise throughout the process. We were moving from out of state, and she spent a lot of time in the beginning getting to know us and our interests and expectations, which was really helpful as she was providing direction. She took an entire day driving us all over Austin through different towns and neighborhoods, even as the infamous snow storm was rolling in. She also spent multiple days over several weekends looking at houses and taking videos for us. She was impartial as she toured the houses so that we could generate our own opinions, but also answered our questions honestly when we had uncertainties about one thing or another. ZillowVERIFIED I just had a truly remarkable experience selling my home. Bailey Moran was my agent, and she was fantastic. First of all, I am a first time home seller and was completely unfamiliar with the process. Bailey did much more than just answer my questions, because I didnt even know what questions to ask. She provided such thorough information at our initial consult I felt like I had an excellent grasp of the process. She provided a stager...free of charge!...who came out and gave me a complete plan on what to do to prepare my house for showings. I followed their suggestions and the number of offers and the amounts that I received for my house were staggering...so much more than I had ever hoped! And then things happened. I think this is the part of the story where its easy to see why you should absolutely hire Bailey as your agent. I think its pretty easy for a professional to do a great job when everything goes smoothly, it is far more telling as to what kind of person you are dealing with when things go wrong. My house went under contract the same time we had a huge winter storm here in Austin. Im a nurse and I was stuck at my hospital for four days. When I finally made it home, I found my pipes had burst and the house was totally flooded. I could not have imagined a worse thing that could have happened. The floors, baseboards, doors all had to be torn out. There were over 30,000 claims in Austin alone, so there was a huge wait time for plumbers and contractors...and I was supposed to be closing in two weeks! Bailey worked absolute magic with my buyers, their realtor, and even my mitigation team that dried and repaired my house...she got them to create new contracts they had never used before so they could transfer the warranty to the new buyers. She checked on me regularly, to make sure I was doing okay, because she knew how stressed I was. She was so reassuring and she handled...everything. She got the closing postponed, at no expense to myself, and when the repairs were finally completed the closing went off without a hitch. This could have been a complete nightmare, but Bailey turned it into a hugely positive and successful experience. I feel incredibly fortunate that she was my agent. You should absolutely hire her to be your agent.

We started looking at properties right in the midst of the crazy time (Jan-Mar, 2020) when home sale prices were record high at Austin. Though we missed out on some of the homes we liked, (even after offering more than the asking price) Bailey always reminded me to be patient. As soon as the COVID pandemic spread in April, Bailey was so quick to react; she shared her knowledge and her prior experiences on how the market would react. She advised me to wait for a month to fend off competition. We played the waiting game and finally bought our favorite home in the end of May, (right when the lock down ended) for less than the sellers asking price, saving grands that we would have lost overpaying. It's important that you find the right real estate agent to help make the process less scary. I hold personal recommendations in very high regard, especially from friends. My good friend Joe recommended Eric Bramlett since he had helped him both buy and sell a house. Eric took us out on our first run and then handed us off to Bailey to help us on our quest to buy our FIRST house and of all markets Austin TX which is NUTS. I was a little apprehensive at first since Bailey was young but after our first outing she pretty much put those fears to rest. Honestly, buying a home from out of state is hard enough, Bailey has been amazing and it's a great feeling to know that you have someone trustworthy to be there to guide you. Highly recommended!

Bailey was the one that responded to my email to Bramlett Residential and from the get-go she was awesome: warm, attentive and helpful. The response was very different from the generic replies I got from other RE companies. My husband and I are from out of town so all of the initial search was done online. Bailey asked questions to try and tailor the search to what we were looking for and helped us narrow down some areas/neighborhoods to focus on. When we finally got to visit Austin for an exploratory trip, Bailey drove us all around town while giving us an introduction and the low-down of each neighborhood. We viewed a couple houses, and through this entire process she pointed out details we would have normally missed (e.g. how to tell if the foundation was recently redone) and information that only locals would know. She was super patient with us, and her local knowledge and insight is invaluable. On top of that, she is just super sweet and fun to hang out with. We hands down recommend Bailey and Bramlett Residential!

When it came to selling the home, Eric was tremendously accommodating and supportive. As first time homeowners, we felt overwhelmed at the start, but what we loved about Bailey is that she provided plenty of guidance and support without ever making us feel pressured or pushing us in one direction or another. At the outset, Bailey told us what to expect--giving us an overview of the whole process, her role, who else she'd bring in, and what we would need to do at any given stage. During the search, Bailey was always flexible and available for home viewings. She endured barrages of text messages from this anxiety-ridden homebuyer, and always responded kindly, patiently, and helpfully. Bailey provided guidance to us from which neighborhoods to focus on to what vendors we could use for some repairs we needed (all of whom were fantastic, by the way!). ZillowVERIFIED I've taken way too long to write this review. I guess after buying a house, the last thing on your mind is writing about the process. I had a tricky home buying experience but Bailey did everything in her power to get me through it. I'm not sure if Eric paired her up with me because I was younger, not in the upper crust of home buyers, or because my area, but Bailey ended up being perfect for me. We meshed well on a personal level and that's really what you need in a realtor. She inderstood what I wanted, helped me when I found something I wanted to check out, and babies me through the paperwork. I'd definitely recommend these guys and Bailey in particular.

ZillowVERIFIED Ok, I don't really leave reviews... like ever, but Bailey did such a great job I feel like I need to say something. We were moving back to the US from out of country and were entirely new to the Austin area. We didn't know anyone here and honestly felt a little lost and upside down. Bailey was the first person we met and she gave us hope we'd meet some other great people here with her friendliness and professionalism. Bailey listened to what we wanted/needed and found us the perfect house in an area we love in just a couple days. She did all the scheduling for us and made viewing the homes really easy. In the end, she found us a house that hadn't even hit the market yet (it was going to be listed the next day), but we liked it so much we put an offer in and snatched it up before anyone else could. Sorry y'all, we got to it first! :) After that we had a couple questions on all the closing docs we had to fill out (we owned our business) and she helped us with everything we needed to get us through the closing process. Great agent. Great experience. I would definitely recommend her and Bramlett to anyone.
