The old house was put on the market and we had a contract the very next day and then she turned around and found me the location, school system, and land that I have always wanted!! I met Ashley thru one of her listings. I knew right away that she was an excellent real estate agent and not a selfish money hungry person. I was willing to use Ashley as my buying agent regardless that she was the selling agent. Unfortunately the owner of the house pulled it off the market. A sad occurrence that turned into a blessing! Ashley was now my buying agent.Ashley listened to what I said I wanted but recognized the things that made my eyes pop. And yes, she found our forever dream home. I too, have worked with several agents in several different states over the past years and no one can compare to Ashley. We truly developed personal relationship. She was intuitive, caring, extremely knowledgeable even with things I was completely unfamiliar with. I.e. septic systems and propane. She knew where to find them, how to maintain them and what ground type was in the different areas we looked in. Her expertise was beyond expectations. Her negotiating skills we're well above par. Her suggestions and recommendations were definitely heeded and resulted in positive outcomes. Ashley had also recommended my financial agent who was another Blessing. It was great because if there was any questions or issues Ashley took care of everything for me. We could not have been more pleased with Ashley's knowledge of the several areas (within 100 miles of Oak Ridge), understanding our specific concerns (potential appreciation and taxes, size of rooms, lot size, quiet neighborhood, upgraded kitchen, master and most common areas on main level, proximity to services, and many more care-abouts). She listened and understood and made our time productive. She explained the nuances of lake levels in the winter and stucco issues and more issues we would not have known in our search. Very honest. On top and ahead of the process at every stage. Recommended inspectors, helped arrange multiple Q&A sessions with the sellers via the sellers agent to get helpful information on the community and the property. Met with service people at he property and took walking videos of each room and outside the property. Very professional and follows up with timely answers and options for solutions. Can't be beat.

Ashley walked through the house with me & gave specific recommendations, including materials, colors, etc ... AND, she also recommended cost limits for some improvements and that I not waste money on some other items that I asked her about.Her help with preparation, pricing strategy and a good market led to me having a contract on my house on the 2nd day after listing it.And, finally, she was super helpful after the contract was in place; helping with how to handle items the buyer asked to have fixed and in locating people to fix items while I was traveling.You can't go wrong with Ashley. (P.S. - My "Good" rating on "Responsiveness" is not a negative; I want the people working with me to be able to have a family life, so don't take that rating as a negative - When something required immediate attention, she was on that immediately.)

Ashley's strategy went beyond lowering the price. Before listing with Ashley, our non traditional house had been on the market for seven months with very little traffic (13 showings). The first week it was listed with her, Ashley scheduled an open house for realtors and the number of showings increased significantly. Ashley then hosted a very successful open house to the public. And when the open house was advertised on Zillow, the number of people viewing our listing on the site spiked, also resulting in an increase in the individual showings. The house sold in three months for the full asking price with minimal repairs requested.

When we visited to look for houses, she was ready to help. We probably looked at over 20 in 2 days. Not only was she helpful in showing us the houses, but because of her local knowledge, she was able to tell us what the maximum value for a house in a particular neighborhood was. This prevents you from buying a fixer upper that you won't get your money back on. The house we finally bought was perfect for our needs and she helped us through the whole buying process. This was the first check in the box as I selected this real estate professional.I was able to get my property listed quickly, at an appropriate price that the market would bear, AND the listing was accurate! I've seen a lot of poor listings, this one was just great.Somehow, she created high traffic with lots of potential buyers and we had an offer in just three weeks. Ashley guided us through the process and really had all the answers (even for our most difficult questions.) In the end, that offer became a sale that went to closing in just three more weeks. That's lightning fast. Closing went off without a hitch as well.All I can say is that she really knows the business and made this seller extremely happy.
