Buying on the Treasure Coast takes more than finding a listing you like — it takes strategy suited to this market. Start with fully underwritten financing, not just pre-qualification, so you can move fast when the right home appears. Get clear on what's truly non-negotiable — waterfront access, acreage, school zones, flood risk — versus what you can compromise on. Never skip due diligence: a full inspection on every purchase, a close read of SIRS reports and reserve funding for condos under Florida's SB 4-D requirements, and careful checks on seawalls, wells, septic systems, and easements for waterfront or acreage properties, where surprises get costly fast. When you're ready to offer, lean on real comps and know your walk-away number before emotion takes over — contingencies are protection, not just paperwork.

Preparing a home well before it hits the market is what separates a full-price sale from a price reduction. Start with the exterior — curb appeal sets the tone before a buyer ever walks in, so fresh landscaping, pressure washing, and a well-maintained roof carry real weight. Inside, declutter and depersonalize every room so buyers can picture themselves living there, and address deferred maintenance up front — flooring, paint, fixtures — since buyers negotiate hard on anything that reads as unfinished work. For waterfront or acreage properties, get ahead of the questions buyers will ask: seawall condition, dock permits, well and septic status, fencing and pasture upkeep. A pre-listing inspection can flag issues before a buyer's inspector does, giving you room to fix cheap problems instead of taking a bigger price hit later. Professional photography and staging aren't optional in this market — they directly affect both showing volume and time on market. Price it right from day one; homes that start too high and get reduced later tend to net less than homes priced accurately from the start, since buyers read a price cut as a signal something's wrong.

I've worked with a wide range of buyers and sellers — from first-time homebuyers to seasoned investors, but the bulk of my business centers on waterfront, acreage, and equestrian properties. That includes intracoastal and oceanfront homes on Hutchinson Island and Sailfish Point, working ranch and equestrian estates in communities like Palm City Farms, and larger acreage properties throughout unincorporated Martin County. I've also handled estate sales requiring coordination with multiple executors, condo transactions navigating Florida's SB 4-D milestone and reserve requirements, and relocation buyers new to the Treasure Coast lifestyle. What ties it together is local expertise in the property types that don't fit a cookie-cutter approach — waterfront, land, and horse properties all come with their own due diligence, financing, and negotiation considerations that a generalist agent doesn't always know to flag.

Real estate found me through a combination of preparation and instinct. With a business degree and a minor in finance, I had the analytical foundation for this work, but growing up around my father's general contracting business gave me something you can't learn in a classroom — a real understanding of construction, home systems, and what actually goes into a property's value. Sales was always the natural path for me, and real estate let me combine that construction knowledge with a career built on relationships and results. That early exposure to the building side of homes is still one of the biggest advantages I bring clients today, especially when evaluating waterfront, acreage, and equestrian properties where construction quality and deferred maintenance can make or break a deal.
