Pick an absolute max price and a “happy payment.” We’ll shop below the ceiling so you can compete confidently.
2. What advice would you give a seller trying to sell their home?
Start by owning the first impression: fresh paint where needed, clean landscaping, bright bulbs, tidy closets/garage, and a deep clean. Then price to the market, not to a wish—we’ll use the most similar closed sales + current actives/pending to set a number that attracts strong traffic in the first 10 days (that’s where leverage lives). Launch with pro photos/video + floor plan and clear highlights (upgrades, roof/HVAC ages, neighborhood amenities) so buyers—and their lenders/appraisers—see the value. Make showings easy and flexible the first two weekends and consider a well-timed open house. When offers come, remember terms matter: closing timeline, option period length, appraisal risk, and concessions. Often a slightly lower price with cleaner terms nets you more and reduces stress. I’ll manage prep, pricing, marketing, and negotiation so you sell quickly and confidently.
