ZillowVERIFIED Professional , cheerful to deal with and nobody knows the Cape and its folks like Annie! She trusted our market knowledge and the value of the waterfront property we brought to the market. The property sold itself in 23 hours for full cash offer but it warranted the professional touch of a seasoned local broker

ZillowVERIFIED Annie is a true professional with great local and industry knowledge. I had many, many questions throughout our transaction, and Annie went the extra mile to find answers (or resources who knew the answers)! While there were ups and downs in the process, Annie was always positive And kept things moving forward.

ZillowVERIFIED Annie's very good at what she does. The time had come for me to part with my family home and it was a highly emotional process. Asking around town, looking for a sensitive and skilled real estate agent, Annie came highly recommended by many people. When my house went on the market and people asked who I was working with, they always nodded with approval when I told them it was Annie Hart Cool. My family home is a wonderful but unsual property, and not what everyone thinks of or is looking for when they think about buying property on the Cape. But Annie managed to make a connection with a family who loves it - a family I hope will live there for many long happy years. It might have been easy to sell it off as a knock-down, to someone who might not have recognised its unique value. But that's not what happened and I am so grateful for this. Annie's easy to work with, incredibly friendly, enthusiastic, positive and knowledgable. I'm so very glad we worked together on this!

ZillowVERIFIED Big congratulations to Annie and her team for doing a great job getting our house sold in a short time, for more than asking and under the bizarre and unprecedented COVID-19 conditions. We are so happy to have been able to work with Annie. She definitely made us feel as if we were her only customer and she made the process easy for us. Annie communicated with us often and had great suggestions for how to best prepare our house for sale. She made us feel at ease and helped to allay many worries.

ZillowVERIFIED Annie was highly recommended to me by my late sister's Cape Cod neighbor, and he was right. Annie sold the house, handled virtually all of the closing requirements (such as appraisal, septic, and CO inspections and the final clean-out of the house), and attended to the closing. I live 300 miles away and could not have managed this on my own. Annie's enthusiasm, helpfulness, and responsiveness were remarkable. Note: I have rated her negotiation skills at 5 stars because I can't make it 'not applicable.' She got two full-price offers in one day, after listing the house almost 5% above what another agent had recommended.

ZillowVERIFIED Annie and her team are amazing. I put my house on the market on Cape Cod while I was living in Florida. There were a multitude of things that needed to be supported in person (until I got there) and Annie either arranged for it to be taken care of or she pointed me in the direction of someone who could help. She has an amazing book of resources and never seemed hesitant to step in when it was something she wanted to handle personally. I would recommend her in a moment and would use her again if I needed to buy or sell a house on the Cape. Thank you Annie. You made the experience so easy.

ZillowVERIFIED Annie Hart Cool is efficient, effective, excellent, KIND, and fun. My first experience ever with a realtor and I would recommend Annie with flying colors to both experienced people and total greenhorn seller/buyers. Annie and I met one another in December, 2018, in the house to be sold in Falmouth, MA. February 28, 2019 it was already a done deal. Annies attention to detail, her appreciation of history/nostalgia for a property, and her expertise makes her a blue ribbon winner for both sellers and buyers. She and her entire team are genuine teammates. Working with Annie changed my perception of all realtors being sharks. She is a woman whom I look forward to retaining a friendship with forever.

ZillowVERIFIED Annie Hart Cool is in a class of her own, by far the best sales person I've ever worked with! I am retired, however in my working career I ran a technology temporary employment firm with 18 US offices and more than 30 sales people. Although Annie may not have experience in selling technology experts, I would have hired her, and know that she would do very well, once she learned the business.Annie was recommended to me by another real estate person who sells vacation weeks to clients. My wife and I interviewed her and 2 other real estate professionals, and selected Annie. She immediately "staged" our house to make it look better than it ever been. Our house had been on the market for 1 and 1/2 years through another agency and had 0 offers. In 3 weeks we had 3 offers. She responded to all calls/emails immediately and her interactions with us and the Buyer's Agent were very helpful. My wife and I will recommend her to anyone we know who is interested in selling or buying a home on Cape Cod.

ZillowVERIFIED Engaging Annie's services as a Realtor to sell our father's home was the best decision we could have made. She was there every step of the way, easing our concerns, advising what to do and not to do in order to market this house. She has an in-depth knowledge of the area as a resident and active member of the community, and a professional's knowledge of the local market. We were very happy with her services and would recommend her to anyone looking to sell their home.

ZillowVERIFIED Annie Hart Cool is an outstanding realtor. She understood us, our property, our neighborhood, our community and the real estate market exceptionally well. She had very good suggestions for improvements. Annie not only provided to us information on contractors and inspectors when we needed them, she also made calls and facilitated the process very effectively! No one should ever scoff at Annie's earlier career as a social worker, for she understood very well personalities, needs and intentions of others, and the negotiating process. Annie also played very good defense for us, clarifying for other realtors potentially damaging misconceptions and emphasizing the multitude of great benefits our property has had. She worked hard and marketed our former home extremely well. Annie was and is always professional, always courteous, always very responsive, and was very effective at selling our good property at a good price. We strongly recommend Annie Hart Cool for both buyers and sellers!

ZillowVERIFIED So happy with our experience with Annie Hart Cool and her team. From the very first meeting to the closing, they were helpful and professional. The exposure, pictures, brochures and websites made it possible to sell our home in 2 months. She was right on target about price. There were so many little things that she took care of for us and we would have been overwhelmed without her help. She made each step so easy, including the closing. ZillowVERIFIED I found Annie when inquiring about a listed property on Zillow. She replied immediately and was very accommodating to provide details and show the home. When ultimately it was not what I was looking for, she worked tirelessly to find us the Cape house of our dreams. Annie is extremely professional and her local knowledge is second to none. She is extremely responsive and tech savvy, sending me live video and photos when she saw something she thought I would like. She did so much leg work for me as an out-of-state buyer that my time with her was always used wisely and productively. While I dealt directly with Annie 95% of the time, if there was an instance where she could not be available for a showing, I found her other teammates to be great as well. I highly recommend the Annie Hart Cool team at Sotheby's!

ZillowVERIFIED Annie is incredible, and I recommend her enthusiastically and without hesitation. This is the second time I have had Annie as my broker. The first time was twelve years ago, and all went smoothly, and I was very pleased with the sale and the home I subsequently bought. This second time, however, was a unique situation. I now live in Amsterdam, Netherlands, and it was time to sell my home here. I contacted Annie and through the magic of the internet, Annie got the ball rolling, emailing me the necessary documents, and making me feel at ease with the process from afar. Once the Purchase and Sale agreement was signed, Annie was outstanding in coordinating the necessary inspections, and keeping me informed every step of the way. Then when a pipe burst, causing minor water damage, Annie was on top of it, notifying me, meeting with the insurance adjuster, and monitoring the repairs so everything was perfect when I arrived to move out of my home. Her attention to detail and constant contact with her customers make Annie the best in the business.

I was not only impressed with her expansive knowledge, but her incredible patience with me and walking me through the process. I learned more from her than my home buyer's course! I also had an unconventional loan through the U.S. government, and she handled all the parties involved professionally and kept everyone moving forward.

ZillowVERIFIED Annie did a great job in selling our home within two weeks in the spring of 2010 when the real estate market was extremely slow. She also represented us during our purchase of a condo during the same period. She kept us informed about all potential buyers and was a very enthusiastic and personable representative. We have since recommended her to relatives and friends without reservation. She also represented nephews of ours in finding and buying a seaside property. Gerry and Anne Hart

ZillowVERIFIED Annie is wonderful to work with, we met her 9+ years ago as she was the selling agent on our first home. Fast forward those 9+ years we used her to buy our new home 2 weeks ago and she will be selling our old home. She is professional, helpful, knows the ins and outs and will answer any questions you have. She is always only a phone call or text away. She is not just a real estate agent but our friend as well, I will always value her skills when it comes to buying or selling a home.
