She sold my listing for a price well beyond my expectations. I live out of state and was recently tasked with selling a home in Oregon. I am not new to owning homes and have sold 5 homes over a 20 year period prior to this one. I'm also a markets person and attuned to the real estate market in general. I have strong opinions, and to say I am hands-on would be an understatement. I question every decision and expense. I trust only after verifying. I also only make time to write reviews when I am either very satisfied or very disappointed. I am pleased to say in this situation it is the former.I was selling a house for dear friends and had not yet seen, nor had I visited the city. I didn't know any agents in the area. To make an informed decision I created a list of the top local agents and interviewed them individually via phone, ranking them based on their responses. Annette topped my list because 1) she sells a high number of homes every year; 2) has strong insight on the local market; 3) is very direct which I equated this with not playing games; 4) offers the most service for her commission. When I traveled to see the home for the first time I was taken aback by its poor condition. Annette met me at the property and was un-moved saying she had seen worse and looked forward to the process of transforming this ugly duckling into a swan. It was at that point I knew she was the right agent for the job.That evening Annette presented me with a rough list and timeline that would be needed, and later, a more detailed list of improvements needed to generate interest from the typical pool of local buyers. The work would be performed by her trusted team of contractors and was not insubstantial (approximately 10% of the intended listing price) but necessary to avoid having to sell at a discount. In all honesty it was less comprehensive than Id have done had I been making the changes on my own. When the work commenced, she frequently sent pics and videos of the progress since I couldnt be there to inspect on my own. Neighbors also checked in with me and confirmed the progress and quality of the work being done. Despite a couple of unforeseen repairs that were needed the work was completed under budget and only two weeks later than expected. Anyone who has done a remodel recently will understand how unusual this is considering the current squeeze on contractors and materials. We were fortunate that the market was very hot at the time the home was ready to go live. Annette had the home staged at her expense and proposed a list price 7.2%+ higher than we anticipated just a couple months earlier. She organized 50 showings over a 6 day period resulting in multiple offers and a sale price well in excess of what I expected with very strong terms. My benchmark at that time was a nearby comp from three weeks earlier. That house was far more updated so I set my expectations to receive an offer close to but less than that home. Instead it sold for 4% more. Annette wont tell you what you want to hear. Instead she will give you her honest and experienced opinion applicable to current market conditions. She will let you make your own decisions but she will tell you if she disagrees and explain why. If you dont like this direct approach you could hire someone else but I suspect you would probably end up selling your home for less money than you would otherwise. I didnt always initially agree with her but mostly went with her advice anyway. I am very pleased that I chose her. I would hire her again.

As a listing agent, she will not represent both buyer and seller as she considers the practice to be of questionable ethics, rejecting a practice which many realtors condone as it doubles their commission. She has received awards as a top sales agent and is so familiar with the market that she can tell you the history of many prior sales and homes in the area, not just her own listings, from memory. My husband and I benefited from her honesty in telling us at times what we didn't want to hear, dispelling illusions and educating us about the Corvallis real estate market. Although she generally uses a single mortgage broker, she was flexible in guiding us in testing our credit union broker's weekend availability and knowledge of unusual situations and we were able to pre-qualify with our credit union with substantially lower loan fees. Her responsiveness is exceptional. Although we eventually decided to focus our search in another city, she was very gracious in providing a referral and offering to help in any way she could. Her knowledge, industriousness, responsiveness and professionalism are simply unmatched.
