Also—don’t forget to enjoy the ride! I once had clients who ranked houses based on vibe and park proximity. We made it fun, and they ended up with a home they love. That’s the goal. I’ll keep the process organized and low-stress, so you can stay focused on the excitement of finding your place.
2. What advice would you give a seller trying to sell their home?
Selling your home is more than just putting a sign in the yard—it’s about strategy, presentation, and timing. My advice? Start by thinking like a buyer. Small improvements—decluttering, fresh paint, a little landscaping—can go a long way. And pricing it right from the start is key. I’ll provide a detailed market analysis so we hit the sweet spot that attracts attention without leaving money on the table.
One of my favorite parts of the process is helping sellers see their home through fresh eyes. I once had a client who was hesitant to paint their bold orange kitchen. We tried a soft neutral, and suddenly, the whole space felt bigger—and it sold in a weekend. It’s those little tweaks, paired with smart marketing, that really move the needle.

3. What types of clients have you worked with?
Over the past 23+ years, I’ve had the privilege of working with more than 300 clients—and no two have been the same. I’ve helped first-time buyers navigate their very first purchase, supported growing families as they upsized, guided retirees downsizing into their next chapter, and partnered with investors looking for smart opportunities.
Each situation brings its own challenges and goals, and that’s what I love most about this work. I once helped a family buy and sell three times in ten years as their needs evolved—we basically became real estate soulmates! Whether it’s your first transaction or your fifth, I’m here to bring clarity, calm, and a sense of confidence every step of the way.
4. Describe a recent transaction you are fond of. How did it go?
One of my favorite recent transactions was helping a young couple who were living in her parents’ condo—with a baby on the way. They were ready for their own space, but with rising prices and limited inventory, the search felt daunting.
We took the time to clarify their needs—good schools, a safe neighborhood, and space to grow. After a few weeks of touring, we found a charming, updated home in Petaluma with a big yard and just the right vibe. We put together a thoughtful, strategic offer that stood out—not just on price, but terms and timing.
They closed just before their baby arrived, and I’ll never forget the moment I handed them the keys—they were glowing with excitement (and relief!). Helping them start this next chapter in a home of their own was incredibly rewarding.
5. How did you get started in Real Estate?
’ve been around real estate my whole life—you could say it’s in my DNA. My parents, Spence and Anne Hiatt, ran a successful brokerage in Sonoma County, so I grew up listening to negotiations over dinner and tagging along to open houses before I could even drive.
I officially got started in the business 23 years ago. After working in other industries, I realized real estate was where I truly belonged. It combines everything I love: problem-solving, helping people through life transitions, and staying deeply connected to the community.
It’s been incredibly rewarding to carry on the family legacy while building a business that reflects my own style—one that’s grounded in experience, care, and trust.
6. Do you have any special education or training that will benefit your clients?
Yes—education and constant growth are really important to me, both personally and professionally. I earned my bachelor’s degree in Communication from San Francisco State University, which has been incredibly helpful in navigating negotiations, marketing homes effectively, and—most importantly—communicating clearly with clients.
In terms of real estate-specific training, I hold both the GRI (Graduate, REALTOR® Institute) and CDPE (Certified Distressed Property Expert) designations. These certifications give me deeper insight into complex transactions and market conditions—especially helpful for clients buying or selling in today’s competitive landscape.
