Realtor(R), BSN, MCNE, RENE, CLHMS Anna Fine is a resident of the South Bay Area since 2009. She received a B.S. in Nursing from the Hebrew University of Jerusalem. Anna began her career as an acute care and operating room nurse, and after 18 years of nursing, decided to obtain her real estate license back in 2020. She became a homeowner at the age of 21 and later began investing in real estate. As a long-term real estate investor, she has unique hands-on experience, knowledge, and passion for real estate, so she decided to make it her full-time career. 1) What advice would you give a buyer trying to purchase a home?
Can you start looking at houses first, and then get pre-approved once I find "the one"?
2) What advice would you give a seller trying to sell their home?
I strongly recommend beginning your home-buying process with a conversation with your real estate professional and their trusted lender. They will help you understand the numbers and what you can afford, what types of loans are available, and how much downpayment and closing costs funds you will need. Get pre-approved first. Once you know that you will get the loan, start looking at homes. Most of my buyers get fully underwritten pre-appral , which makes our offers accepted over the competition. It is not advisable to begin this process without pre-approval and you will simply waste your time and potentially miss out on a good opportunity.
3) What types of clients have you worked with?
Sellers, investors, first-time buyers, second-home buyers, vacation homes, divorce listings, move-up listings, retiring sellers/buyers (downsizing), VA, FHA, Cash.
4) Describe a recent transaction you are fond of. How did it go?
I have an amazing transaction helping a young man sell his first home that he purchased from his mother. He wanted to have a different lifestyle, living in a high-rise modern condo with no maintenance, and wanted to sell his single-family house in suburbs. He followed my recommendations on some minor renovations to make his home show a lot better and we were able to get him the highest price possible, even more than he expected.
5) How did you get started in Real Estate?
I was a nurse prior to becoming a realtor, but my story with real estate began when I was 21. I lived in Jerusalem and was about to get married. My husband was against renting, but we didn't have any money saved for downpayment. I found about about a mortgage program that was benefiting first time home buyers like us. We borrowed 5% downpayment form parents and relatives and took 95% mortgage and bought our first appratment . The monthly payment was high and we couldn't afford to take vacations or spend on other things. But our property was appreciating in value every year. In 2009 in immigrated to United States and when we decided to sell our property we learned that it almost doubled in value! With the profit we made from the sale we were able to pay off all the dept and move to a new country with some savings!
When we arrived in California , we knew we want to buy a house as soon as we were qualified for mortgage . We waited for 2 years to build credit history and found an agent that was able to find a home that worked for our budget and needs. It was not our "dream" home , as the property was a short sale and in distressed condition but we certainly got great value. We renovated this home and we still live in it to this day. Our kids grew up here and we love our Cambrian neighborhood.
3 years ago we decided to purchase a rental property. Because our primary residence appreciated in value so much, we were able to use equity from it to buy investment property.
This is the power of real estate and this is why I am so inspired to show it to others and guide them through this process.
When it comes to selling, I know how to showcase your home in the best possible way to attract the most buyers and get you the highest possible price for it. I enjoy working with people and helping them through this live transition.
6) Do you have any special education or training that will benefit your clients?
My background in acute and operating room nursing is what makes me different from any other agent. I dedicated my life to helping others during the most challenging times. Being a nurse also means being an educator and a great communicator. All these skills allow me to connect with people not only on a professional level but also on a personal. I always have my clients' best interest at heart. My business is based on integrity and I take pride in what I do and how I do it.
