ZillowVERIFIED Ann found the perfect home in the perfect location for us based on our expectations. Ann took exceptional care of us! We lived 300 miles away & she went over & beyond the call of duty by keeping an eye on our house until we were able to move in. She added water to our pool, checked on our septic & even watered our trees for us! She was such a wonderful agent, we used her to sell other properties for us. She is personal, professional, has a great knowledge of the real estate market, is very hard working & I highly recommend her as an agent.

ZillowVERIFIED I cannot say enough about what a wonderful experience it's been working with Ann. She not only found the perfect home for us to purchase here in Georgetown, but also sold our weekend house near the Georgetown square. She was extremely professional during the entire buy/sell process and went above and beyond what one would expect from their realtor. While we were packing and closing on our home 300 miles from here, Ann continually checked on our lawn, our pool, our septic system and more, and kept us informed of the status on both houses! There were no unexpected surprises during negotiations on either home, and I highly recommend Ann if you are considering choosing a real estate professional.

ZillowVERIFIED Ann is all and more than other reviewers describe her. We encountered a difficult interpersonal relationship during our sale and the deal fell through initially. The second time around the situation greatly improved in our favor due to Ann's negotiating power. It was stressful for all, I am sure including her, but she kept her cool and the deal was sealed with all parties satisfied. Great job Ann and thanks!

ZillowVERIFIED We were referred to Ann by a family member. When we first made contact with Ann she was very professional and listened to our needs. We told her we only wanted one realtor to help us sell our current home as well as help us buy our next home. We felt she focused on what we were asking for. While my wife and I are very particular and do a lot of our own research, Ann still brought a lot of ideas, experience, and perspective to our decision-making process. We looked at a number homes all over the west side of Georgetown, and asked many questions. Ann did a excellent job answering all of our questions, not to mention fulfilling all of our crazy requests as we were looking for a house that will allow us to grow. Ann made herself available to meet our scheduling needs. We loved the service Ann Richards provided and would recommend her to anyone looking for a helpful, knowledgable, and friendly realtor. Thanks Ann!! The Huff Family

ZillowVERIFIED Ann Richards is a very knowledgeable realtor with the local know-how of the market dynamics, level-headed yet firm negotiation skills and responsiveness un-paralleled in the industry. Ann brainstormed and provided creative ideas to close on the property when I was on the East coast on a 4-day business trip by staying up with me past 11:00 pm Pacific, working through the transaction, various addendums and more . . . . Ann's integrity, professionalism, local knowledge, hard work and years of experience paid off in securing the purchase of the property in contra costa county which had over 24 offers. I would highly recommend Ann as a realtor and would work with her again on another transaction.

ZillowVERIFIED Ann helped me look at different properties while I was considering a relocation for work. She is incredibly attentive, extremely professional, and very knowledgeable. While ultimately my work decided against the new branch location, negating my need to move, if the opportunity arose again Ann would be my first and only call for realty matters in the area.

ZillowVERIFIED She took so much time showing me so many different properties. She's so patient, yet a shark when it came time to closing the deal.. she wastes no time and that's what landed the sell. Thank you Ann.

ZillowVERIFIED Ann has helped us find our home which we finally purchased this year. We have been searching for 3 years which was hampered by lack of stock. But Ann was patient with us and the real estate climate. Ann is very well informed with the new processes and legal obligations with the process which has been a constantly changing throughout the time we were hunting. Ann was fabulous in guiding us through the process and was great with negotiations and handling other professionals such as other agents, contractors etc. she has a great team of people who support her. She is also very knowledgeable of the area. Most importantly, Ann was able to understand exactly what our needs were and what we wanted. Plus what we didn't even recognize as what we could consider as possibilities or not. Simple things like having a driveway on a slope is not good for kids getting in out of the car as well as adults as just an example. We highly recommend Ann Richards to anyone looking for a real estate agent. We are very thankful to have her working with us and continue to do so in the future.

ZillowVERIFIED Ann Richards helped my family find a home to rent when we moved here from Australia. Having dealt with several real estate agents before I found Ann's professionalism a welcome change. Her local knowledge and interpersonal skills were key to us finding a home which closely suited our needs at a time when there was a shortage of appropriate properties. I strongly recommend Ann to any individual who needs professional real estate assistance.

ZillowVERIFIED Was looking for property in the 94507 zip area, specifically, around the Round Hill Golf and Country Club. Most properties we saw were in our price range and had the amenities we were looking for (gas stove, 3+ bedrooms, nice yard, hopefully a pool), but what we found in our price range was just too old for our liking.Ann did a great job of trying to help us understand the compromise(s) you have to make for an older home, especially around this golf course/club, but in the end, we chose a newer house in a newer suburb.Great experience, though!

ZillowVERIFIED Ann helped us buy our first home and made our experience a comfortable and positive one. She really listened to our requirements and showed us a series of homes that fit our criteria. Her experience and thoroughness allowed us to understand and evaluate every nook and cranny of each home we viewed so that we could make the most informed decision. She is extremely knowledgeable of the local area and of every element of the sales process - we never felt unprepared or scattered.I highly recommend Ann as she made us feel valued as clients and she fought for (and won!) every minute detail of our purchase.
