ZillowVERIFIEDOk. So first, I'm an attorney. I'm paid to negotiate and work on difficult and complex cases and have done multiple "land transaction" and property law cases. I didn't believe that I needed a realtor. However, Ann was a friend of a friend and I trusted her enough to see if she knew things I didn't.She did. She know a LOT more than me. In the end, a GOOD realtor is invaluable. We could have used zillow or whoever to go and set our own appointments. But we wouldn't have known about who the builders were and what things to watch out for in the homes they built. We could have toured homes and looked to see what we liked or didn't like. But we wouldn't have had a constant updated list of those emailed to us every day with someone available to give us thoughts on them whenever we needed.In the end we saw somewhere around 13-14 homes, and looked at easily over a hundred online over about a year and a half to two year period. Ann was patient and when we found the one we both wanted, she helped us through EVERYTHING. Even helping us with finding the right lender for us (interest rate lower than 3%!) and helping us keep our cool when things got frustrating during underwriting. I honestly can't say enough about how impressed I was with her, and how wrong I was in thinking we didn't need a realtor. She gets 6 stars out of 5 in my book.

After our first call, Ann made an appointment to visit us and she came prepared with her record in sales and information about our home and area. It did not take long for us to decide to choose Ann but we did "interview" two other agents in our area. Though the complete process of staging, showing and the communication with possible buyers we were very pleased with Ann. During or selling period, it was difficult time (the early days of the pandemic) and our buyer pool was limited due to a couple of our home particulars. Ann never let us down, listened and we felt she "could make things happen"! As my husband and I would sometimes come to disagreements on issues, Ann listened to each of us and helped us work through the process and make an informed decision. ZillowVERIFIED Let me start by saying that Ann is NOT your average realtor! We picked her from a list of realtors to help relocate my family due to a job change. We were going to be moving 850 miles away within a 60 day window. Ann came in and gave us her overview of the housing market as well as comps for what our home was to be valued by. She gave us some straight advice on what could help give our home a great first impression since the first few weeks on the market are the most critical. Ann had great ideas that we followed as quickly as we were able. The pricing was right on the mark and the updates that we were able to do had a great impact. Unfortunately, we were already in another state and found out that the carpet replacement was going to be two weeks late. Ann stepped in and made sure that the contractor had access and when he was done also made him come back and correct the seams in the thresholds. She took care of us like we were her best friends. She coordinated things that we were not able to do since we were already 850 miles away. I know that it is not possible to say you will get what you want or what you are asking for, but with Ann, I can guarantee that you will get a dedicated realtor that doesn't just see how much of a commission she gets. She takes pride in her work and is very professional in her presentation and marketing. If you don't want to believe my write up, just contact Ann and she will give you my number and I will tell you personally. Trust me when I say that before Ann, realtors were sight unseen worth less to me then used car salesmen and most lawyers. Ann showed us that there still are realtors out there that do have a professional ethic worth trusting. I would far above recommend Ann to anyone to take care of their life investment!!!

ZillowVERIFIED When my son was accepted to William Carey College of Osteopathic Medicine we decided it would be better to purchase a home in Hattiesburg since he would be there for a minimum of 4 years. We had a friend who was a real estate agent in our home state of California who could not help us out of state, however, she informed us that she would help find the best realtor that would help us purchase a home in MS. Ann was the first person she contacted and conducted an interview. She did not need to go any further. She immediately contacted us informing us that she interviewed Ann and it went very well. "She knows her stuff". I then immediately contacted Ann, informing her of our needs. We needed to purchase a move in ready home/condo and complete this process by July 15th as school started July 24th giving us some time to get him moved in before the start of school. She immediately, on a daily basis began sending us the properties that were on the market. Unfortunately we could not actually get to Hattiesburg until May 30. We had very little to make this happen. Ann is awesome she is very attentive to her clients and their needs. The day we arrived to Hattiesburg at 3 pm on May 30th, she took us out looking at a variety of homes. The next day she again took us looking. By 3 pm we had found a home and made an offer. She immediately started the process and before we left the following day all offers and counter offers were accepted. She is very knowledgeable in her duties and definitely works very hard for her clients. I felt both comfortable and confident with Ann. We actually were only 1 business day off from our goal and at no fault of hers it was our lending institution. She arranged for us to get into the house that weekend before as my husband signed on Monday July 17 and the documents were overnighted to Hattiesburg and I and the sellers signed on Tuesday July 18th. Despite the differences in out of state real estate purchases, I was truly impressed with Ann and her expertise with real estate. I whole heatedly would recommend her to represent your real estate needs without reservation. She is a Great and genuinely kind person as well! We plan to keep her card should my son decide not to stay in MS to represent us at selling time!

My wife Liza found Ann McWilliams on realtor.com and started communicating with her. Even though we still had a few months left in Hawaii Ann continually kept contact with me and my family and made the transition of finding a home smooth.
