ZillowVERIFIEDWe wanted to sell our house and I went through a fairly detailed process to find the "right" realtor. 1) I contacted 14 realtors that I selected based upon locality and activity in the northwest portion of Monroe County, 2) Of the 14, 7 responded to my initial email, 3) I then sent the 7, a list of 14 questions, 4) Of the 7, 4 responded with answers to my questions. Some more completely than others. The actual answers were less of a concern as the fact of responding with answers and how timely the response was. 5) Of the 4, 3 responses were within 1 day and 1 response was 4 days later, 6) The three realtors were invited to visit our house for meet and greet, inspect the house and further discussion. Based upon this process, we selected Amy.Amy was extremely prompt and thorough in replying to my emails. When she came for a face-to-face, Amy had a very well prepared presentation. She went through the real estate market trends for the overall and regional market and backed up her statements with statistics and had hard copies of the data. I am an engineer so I obviously am going to approach selecting a realtor and the sale of our house as an engineer. Naturally, I am going to appreciate data that helps me understand where the market has been, it's current state and future predictions. It was obvious that Amy had a good grasp of the market (kind of reminded me of an investment broker).At the same time, Amy also went through a long list of what I'll call "Tips and Hints" Things to do to help make our house and showings stand out. This really impressed my wife because these are the things that she could relate to (she isn't impressed by statistics). For example, Amy suggested that we stage a place near the door with a chair, etc for people to be able sit down while removing or putting on their shoes (something that hadn't occurred to us). She also suggested we put together a binder with before and after photos of all of the home upgrades we have made as people like to see what you have done to fix up the house.We had photos taken by Amy's professional photographer, the house was listed the next day (Weds), had a broker open house (Thurs), showings (Fri) and Open House (Sun). Offer received and accepted by Weds. Just about 1 week from listing to sold!!We had a request to not close for 3 months as well a rent-back for one month after. We received an offer that was 96% of our asking price and the buyer agreed to close and rent-back just as we asked. Could ask for a better outcome!!Now we just have to close.Thank you so much Amy!!
