Ali Mills recently guided long-time homeowners in Sammamish through the seamless sale of their existing home and the purchase of a new construction home in Bonney Lake. Her clients had lived in their Sammamish property for nearly 30 years and wanted to transition to a newer, lower-maintenance home once their daughter graduated high school in June. They also needed to maximize their net proceeds to fund both their new home purchase and future retirement savings.
Drawing on her deep understanding of seasonal market patterns and local economic trends, Ali recommended purchasing a to-be-built home that would naturally extend the construction and closing timeline beyond graduation. She then strategically advised her clients to list their Sammamish home in **April—historically the peak of the Eastside market—**and negotiated a 60-day rent-back to allow them to remain in the home through July.
The result: the home sold quickly with multiple offers at 105% of list price, giving her clients ample time to transition, retain stability for their family, and purchase their dream new-construction home in September.
