Its always better to have the floors through out the home look the same. Change the floors and raise the list price for the upgrades. Most buyers want a ready to move in house.

You can do the minor upgrades yourself to save some money. For sure pressure clean the walkways to the front door. pressure clean the front door and paint it. Put flowers, mulch or white rocks in front by the house it doesn't cost a lot of money and it will make a huge impact. If you have a couple of patio chairs and small table put in front with flowers on table. You want the home to look inviting and warm and happy so the buyer will want to live there.

get your property surveyed. the property line will show where the fence can be put up. then speak with your neighbors and see if they will work with you on the fence.
