You technically can but I would advise against it. A Realtor with experience has seen a lot of different scenarios that occur during a real estate transaction, and that experience will help guide you through any bumps in the road (like during inspection or the appraisal period).

Yes it can be done, and is in most instances necessary due to needing the funds/profit from your home sale to purchase a new one. Your Realtor should help go over the logistics which typically leads to closing on you home sale and purchase on the same day. You can also get temporary occupancy post closing to be able to stay in your home so that you have time to move into your new house. I am a Realtor in Tennessee.
