Consult with your licensed Broker/Realtor about submitting "love letters" with your offer. These letters pose a concern to fair housing law and discrimination. While you may be trying to win the offer in your favor, you may create the opposite effect.

Looking at the addresses you provided, these two homes are not the same. A market analysis and home evaluation by a local Realtor would help you determine the current market pricing of your own home. An experienced agent found here on FastExpert can help you.

Find a FastExpert agent to work with to help you sell and buy your real estate. You should discuss whether you need to sell with move-in on purchased home following the close of escrows OR handle separately the selling and purchase without moving immediately.

You should sell on your own terms and if it makes sense for you. There will always be people moving around for their reasons and life events happening - moving towards family/work, retiring, affordability, buying instead of renting, etc.
