First, make sure the lender is able to close your loan within 15 days. Also, there is no harm in increasing your earnest deposit (and/or option fee in certain states).

I am a Realtor, not an appraiser but I can tell you an average full bathroom in DFW will appraise somewhere around $7,000. If the bathroom is smaller, the remodel will cost approximately $4,500, while a large bathroom can be in the neighborhood of $9,000.

I am not going to tell you not to rent to own. I will tell you to be very careful. Homepartners and Divvy are two companies that offer lease with the option to purchase programs. Neither are inexpensive.

Yes, you should complete a final walkthrough the morning of closing. Not a day or two before, but the morning of closing. I have seen it all: overnight flood, seller hadn't started packing, spraypainted walls.... If the seller agreed to fix or replace electrical or plumbing issues, it is a very good idea to have a certified electrician or plumber double-check the work before closing.

I am not a lender, but I know how to create a net sheet that shows buyers their estimated payment, down payment, and closing costs. I do this before sending them to a lender because if they are only interested in $400k houses but don't want to pay more than $1,800 per month, a preapproval isn't going to change that, unless they have a large down payment and I would have calculated that into the net sheet. Go look at a few houses that you know are within your monthly budget and figure out if the current market even has what you want. Hope that makes sense!
