I was referred to Karen four years ago through a friend. I had rental property and our mutual friend told me of her knowledge on rentals.He was right, Karen looked at the home and appraised the market for a comparable monthly rate. We have been planning on moving for over two years. But the timing never seemed right. Things changed after the first of the year. After watching those DIY TV shows, we thought we knew what to do to get our house ready for the market. We had a long list of things to do. Maintenance, decluttering, and cleaning. Then, one day we went to an open house in our desired neighborhood. That is where we met Karen Pile. We talked about our house. She helped us understand the market our house is in, showed us what we needed to do to get the house ready, and helped us stage it for open house. We set a date for open house and got to work. Even though Karens things-to-do list was much smaller than our list, there were days when it seems impossible to have the house ready for open house. But we knew that God was at work. All we need to do is trust Him and keep pressing on. Well, we did finish in time for open house. Thanks to Karen, we were able to list our house for $20K more than we originally thought we could get. If it were not for Karen, we would have spent more money getting the house ready for sale and asked for less than it was worth. It is true that having a good realtor keeps you for leaving money on the table.With that said, there is only so much a person can do, including a good realtor. Throughout the process we recognized that God is in control and that he had something better for us than our plans. All we need to do is trust Him. There were many times during the process that seemed discouraging. Houses in our neighborhood were selling in an average of four days; that is, every house but ours. It was day ten, we had showed our house fifteen times. All the comments were similar to this: aEURoemy clients loved your house but made an offer on another houseaEUR?.We needed to sell this house fast because we found the perfect house (The Indigo House) and we wanted to place an offer while it was still available. But we cannot place an offer until we have an offer on our house. It is all about Gods perfect plan and timing.Meanwhile, since it looked like we would not be able to sell our house fast enough to make an offer on The Indigo House, we decided to look at other options. After all, there are several new houses under construction on lots that were vacant when the process began. We viewed several houses that would be good as a second option if The Indigo House sells before we can make an offer. This was before we found our dream home (The Bluebird House). It had everything we needed plus a huge back porch, bigger corner lot, and it cost $50K less. This is truly the perfect house. God always has something better for us when we trust in His plan and timing. Now, we still have a house to sell so that we can make an offer; but, what are we going to do if our house sells before The Bluebird House is ready for move-in. The answer is, trust God. He has never let us down before and He will not let us down today. Our house was scheduled to be shown for the sixteenth time on day eleven. The client was only in the house for less than five minutes. Then on day twelve, Karen calls with great news. The client who viewed the house last night wants to make an all-cash offer with a quick close. And, he will let us rent the house until The Bluebird House is ready for move-in. This experience has confirmed what we knew all along: if you trust God, He will bless you abundantly. Gods way is always better than any plan I can dream up. Also, God will use wonderful people to help you along the way. Thanks Karen Pile for helping us in finding our dream home.
