My husband I were looking for a lot to purchase to build our forever home. We looked for 3 months on our own, reached out to several different agents to see if anyone would have luck finding a large, flat lot. Debbe reached out to get details on what we were looking for. Working with Debbe and her talented team at DC Homes Group has completely redefined for me, what an effective real estate agent means to the success of a transaction. Each deal I have done with her she demonstrates how critical it is to have an intelligent, creative, tenacious, and determined, high performing agent on your team. She has big picture vision yet covers every detail thoroughly, throughout the entire process. The first transaction I did with Debbe is a great example of what her and her team bring to the table. I was finally wrapping up a massive renovation on my personal residence and watching my equity drop substantially as rates were rising, values were dropping, and properties were starting to sit. I was not a fan of realtors at the time based on years of working with brokers that only did the bare minimum. I could see I wasnt finishing my project on time and my window of opportunity was passing quickly regardless of the high level of design and finishes. I was really struggling with the notion of giving a realtor that was not vested in the project and just showed up on the scene at the end, all of my blood, sweat, and tear equityaEUR| Eliminating the brokers fee for the sale seemed like the only logical option given the shift in the market. I was desperate and ready to disregard the fact that FSBO (For Sale By Owner) strategies consistently underperform historically. I had several meetings with Debbe as she walked me through creative ways to recapture lost revenue and introduced me to strategies specific to what the market was doing that I would have never considered. I also had never paid to have someone stage any of the properties I had sold in the past, mostly because I was heavily involved in the finish selections and typically had rooms dialed with updated furniture that looked good. Debbe felt strongly that staging regardless of how good the house looked was critical to set the listing apart in a downward heading market. She offered to stage my project at a heavily discounted rate so that I could see the difference without taking another hit to the bottom line. Long story short, Debbes staging company Pine & Velvet could not have done a better job, they complimented the style of the home and created a clean, clutter free flow to the house that completely changed the overall look. She ended up throwing a themed party for the brokers open and put together a strong media package with drone footage and artistic architecture shots. Her strategy pulled in multiple offers at a time when multiple offers didnt exist. We had lots of activity right out of the gate and had 5 offers in hand by the 3rd day. We accepted an offer for 90k over asking as well as several well negotiated concessions. That was my first interaction with Debbe and DC Homes Group, needless to say, we have done several transactions since, and my experience only improves the more we work together. If you are considering selling your home or want to see how much home you can get for your dollar based on her ability to find unique relevant properties and using her proven tactful negotiating strategies, I highly recommend getting a hold of her! You will not be disappointed and I wouldn't be surprised if you find you have options you didn't know were available.
