Moshin Khan from FIT Realty helped me sell my house in December 2019 and close on my replacement property purchase earlier this week, July 2020. This was a 1031 exchange deal that wasn't easy to accomplish due to time constraint in which the replacement property needed to be purchased, especially during Pandemic. When I first listed my house to sell with Moshin, I was a bit skeptical since he did not have prior experience in selling a house despite his 10 years of apartment rental experience in real estate. Before listing my house to sell, Moshin has helped me find a tenant for an apartment in the previous year that worked out really well and I have noticed Moshin's dedication in satisfying his clients' needs so I decided to give him a shot. Well, I must say I was very impressed in the way he handled each process from dealing with my tenants to negotiating with the buyers/agents to get me my desired price. Moshin isn't just an agent who does his job by the books and leaves with his commission, he takes ownership of every obstacle that comes in the way of his sale. Due to my health issue, I wasn't around to coordinate open house timings or appointments with my tenants but he had contacted all my tenants for all of his showings, established a friendly/professional relationship with them, encouraged them to clean their spaces for showings and even convinced one of the tenants to move out after 10yrs of living there. Our roadblocks didn't end with the sale of the house, Moshin showed me 30+ houses to purchase based on my criteria and helped negotiate my desired price for two contracts that I signed to purchase as vacant; however, as we approached the time to close on both houses, pandemic took place and tenants refused to move out of both houses. Fortunately, we had a 3rd option on the list of purchases that was already vacant that I ended up purchasing. However, this purchase process required Moshin to engage in multiple communications with the listing agents of the tenant-occupying houses for months to obtain status updates and eventually require deposit refunds.Moshin is not only professional but also have his clients best interest in mind when negotiating deals unlike many other agents that Ive worked with in past.
