We used Wayne to sell our Mission Viejo home this summer and were very happy with his work. He helped us decide what to do to spruce up the house without doing any unnecessary work that wouldn't have increased our value anyways. He helped arrange for the painters to come after we'd moved out and checked to make sure they did good work. He was able to get an offer within a week that we were able to counter to a very reasonable price. Even after we'd closed on the house, someone accidentally sent a package for me to the old address and he picked it up and had it sent to our new home (out of state). I strongly recommend Wayne for your real estate needs.

My house sat on the market with crickets chirping for over 2 months before I fired the former agent -- all the while with her telling me how "great" everything was going. "Once bitten, twice shy," I interviewed many agents before I hired Wayne. He had the house professionally staged & cleaned, and posted it on MLS on Thursday. I had an offer Friday & was in escrow Saturday. At 99% of the listing price, and with non-contingent buyers w/50% cash down. These results speak for themselves. What I've learned is that its not "location, location, location," but "Agent, Agent, Agent." You can't change the location of your house, but you CAN choose an effective agent. Don't waste time with "friends" or "nice guys" or your neighbor's college roommate. If you want a REAL agent and not someone filling her time between PTA meetings, use Wayne.
