Victor Persaud is much more than a real estate agent/broker. He's a complete property/home consultant, trusted advisor, and now friend. I discovered Victor while looking at YouTube videos of the area we were looking at. Since I was unfamiliar with property purchases there, I needed some help. Professional, respectful, knowledgeable, considerate, patient, are just some of the adjectives I'd use to describe him. I'm an engineer, had studied that area for years, and felt pretty knowledgeable about all the different aspects of it. Any questions I threw at Victor he knew exactly what I was asking, understood the context, added the correct color, and accurately answered or knew who to go to get the answer. He's extremely knowledgeable, whether technical questions about the property or the entire area, guidance on contractors, things to avoid, items that needed to be addressed, and overall transaction processing through close. In the summer of 2021, with the high taxes of New Jersey and retirement approaching, my wife and I decided to purchase land in NW Cape Coral using an agent that rented us the house we were staying at while on vacation. She even had a builder and model home she was pushing us towards. But we decided to do our homework and were looking at different builders online throughout the following year. Fast forward to the summer on 2022, we decided that our upcoming vacation to Cape Coral would be with a purpose of finding a model home for our property but we decided we should look for a different realtor, one with knowledge of the builders in Cape Coral and the building process and not an agent that was going to push us toward a particular builder or model. We began using YouTube as a tool to find a new realtor. We watched a bunch but we kept coming back to who seemed most knowledgeable and up to date with his informationaEUR|VICTOR PERSAUD!!! We made an appointment with Victor early in our vacation in august 2022 and showed him our survey of our property. After telling him what we were looking for in a home, he informed us we might not be able to fit the home we wanted on our lot. (So that model that our previous agent was trying to push us towards wouldnt even fit on the land she sold us. Unbelievable!!!). He answered all of our questions and gave us a wealth of up to date information. We knew we found our guy!!! After about an hour long meeting with Victor, we were off to visit our first builder with many questions. Sure enough we couldnt fit their model on our property. Victor was already lining up emails with 12 builders, explaining our dilemma, setting up meetings with them and visiting their model homes. After all those meetings with Victor by our side and seeing what the builders had to offer, we finally found our model on our last visit of our vacation!!! But the home would not fit on our property and we ultimately made the decision to sell our land. Victor had our property up on the market with a potential buyer before we even left Florida!!! We sold the land and now were on the hunt for the right property with the right realtor this time. Victor emails us available properties in Cape Coral and other information pretty much on a daily basis. Like many looking to buy property in Florida coming from out of state, you definitely need someone you can trust to be your eyes and ears on the ground with the correct and up to date information. Victor is very professional, and kind. I would highly recommend him. He is very fast to get you into showings so you can see homes quickly. He is super fast to get your offer in as well. All of these qualities are super important but even more so in today's market. He is knowledgeable of the current market, area and surrounding areas.
