When selling any property you need to find a top agent who is certified as a negotiations expert. Isn't that what sellers all want is getting the best price for their property? You will also want an agent who is available to answer all questions, and answers their phone so you can reach them. You want an agent who has done a lot of deals so they know the ins and outs of all arts of the contract.

Some agents just like working with sellers. I actually like buyers and sellers so I know both sides of all transactions and view points of both which really adds to my ability in negociations.

It does not happen much but a seller with multiple offers and picking out the best contract. Its like playing cards, sometimes its not the best offer but it might be the best buyer and his lending.

I rode around with my husband because he was looking to buy a rental. We called 4 agents and one for sale buy owner. to my surprise no one called me back. I immediately realized what agents were missing in taking care of their clients. CALL EVERY ONE BACK!

I have almost every certification that is given to an agent. You can be an agent and not have any certifications. This helps me to better understand deals and how to help my clients. But, still nothing teaches you more then doing and last year I closed over 115 properties while the average agent is just doing 4-5. Experience is power and knowledge.
