Be sure to double check your numbers with your lender. The last thing you want to do is buy a home and be house broke. Use a mortgage broker, they can usually get you better rates.

It is critical to price your home right the first time. Once the home has been on the market past the average days of market, buyers start wondering what could be wrong with the place. (Although everything could be totally fine inside and out) - Pricing it right from the start ensures you don't get tagged with the "stale" listing sign. If or when you do, the odds of getting a full price offer goes down.

Move up buyers/sellers, move down buyers/sellers, first or second home purchases, luxury buyers/sellers

It's really important to know as much about the other party as possible. One of my latest clients was able to gain a lot in terms of concessions from us understanding where the other party was in their situation. All and all if was fair for both parties but if I didn't ask the right questions on behalf of my clients, they wouldn't have had some much of the upper hand as we did.
