FAQ
Whether you're a first-time buyer or relocating from out of state, my biggest advice is to work with a Realtor who truly understands the local market. In areas like Pearland, Friendswood, League City, and Manvel, we’re currently seeing higher interest rates and low inventory—but that also means more room for negotiation. I’ve recently helped buyers secure price reductions, closing cost credits, and even builder incentives like lower interest rates in new construction communities.
My approach is all about education and empowerment. I’ll walk you through every step, connect you with trusted local lenders and title partners, and make sure you're never caught off guard. My goal is for you to feel informed, confident, and excited about buying a home in the Greater Houston area—and to know you’ve got a Realtor you can trust by your side.
In today’s normalizing market across Pearland, Friendswood, League City, and surrounding areas, homes are taking longer to sell—and pricing too high from the start can cost sellers both time and money. If you’re preparing to sell, decide what’s more important: maximizing your return or selling quickly. Either way, putting your best foot forward matters more than ever.
Buyers are drawn to well-maintained, move-in ready homes, so I advise my sellers to focus on condition, curb appeal, and addressing major concerns like aging roofs or outdated systems. With our Gulf Coast weather and frequent storms, roof condition and insurance eligibility have become major factors in today’s transactions.
To help listings shine, we offer professional photography (often shot by my husband and business partner, Randall Martin), virtual staging, open house strategies, and a strong social media marketing push to reach local and out-of-state buyers. We also coach sellers on decluttering, depersonalizing, and offering strategic buyer incentives to make their home more attractive.
When you list with us, you’re getting more than a sign in the yard—you’re getting a strategic, full-service marketing plan designed to get your home sold with confidence.
Over the years, I’ve worked with a wide variety of clients across the Greater Houston area—including first-time homebuyers, move-up buyers, sellers, relocations, and families purchasing new construction homes in communities like Pearland, Manvel, and League City.
New construction is a specialty of mine. I began my real estate career working for several home builders, which gives me a behind-the-scenes understanding of builder contracts, incentives, and timelines—insight that’s proven invaluable for my buyers.
Relocations have also become a growing part of my business. I recently helped two clients move from Colorado to League City, and I take pride in making the transition smooth and stress-free for those new to Texas.
While I’ve worked with investors in the past, I now focus on serving clients who are buying or selling a primary residence—people who are looking for expert guidance, honest advice, and a supportive advocate throughout the process.
I’m also excited to grow into the luxury space and help clients buy and sell homes over $1M. No matter the price point, every client I serve receives dedicated attention, local expertise, and a strategic plan tailored to their goals.
One of my most memorable transactions was helping a young couple relocate from Fort Collins, Colorado to League City, TX. The husband, a partially disabled veteran using a VA loan, and his wife, a nurse, trusted me to guide them through the purchase of their first Texas home. We found a beautiful new Lennar home, and I was able to negotiate thousands off the price, a full appliance package, and closing cost assistance—making their move as affordable as possible.
The day before closing, while they were driving down to Texas in a U-Haul, they received a shocking email from the builder stating their closing was being delayed by several days due to a lender oversight with the builder's mortgage company. With their entire life packed and no place to stay, they were blindsided. I immediately escalated the issue to upper management and advocated for a mobile closing at their hotel so they could move in as scheduled.
This experience reminded me why it’s so important for buyers—especially those purchasing new construction in areas like League City, Manvel, and Pearland—to have strong representation. In the end, they closed on time, moved in without delay, and have since built thousands in equity. Helping them through that stressful moment and seeing them thrive in their new home was incredibly rewarding.
I got my start in real estate in 2005 as a sales assistant in new construction at just nineteen years old, following in the footsteps of my mom who worked in new home sales. From there, I worked for a real estate and apartment locating company in The Heights before becoming licensed in 2010. I juggled builder work and my growing real estate business before going full-time in 2011.
As a single mom at the time, real estate gave me the flexibility to build a career while still being there for my kids. That season taught me resilience, and it deepened my passion for helping others find stability and a place to call home.
While working at Intero Real Estate Services, I was selected for the Texas REALTORS® Leadership Program—an experience that helped shape my leadership and introduced me to my now-husband and real estate partner, Randall Martin. We combined our businesses and eventually formed The Martin Group under CB&A, Realtors. Today, I specialize in working with buyers and relocations, while Randall focuses on listings. Together, we provide our clients with two trusted perspectives and a competitive edge in today’s Houston real estate market.
Yes! I’m a 2012 graduate of the Texas REALTORS® Leadership Program, an exclusive program focused on industry leadership, professionalism, and deep market knowledge. I also hold the Texas Affordable Housing Specialist designation, which helps me better serve clients who may be navigating special financing programs or looking for more affordable housing options in areas like Pearland, Pasadena, and Southeast Houston.
In addition to helping my own clients, I’m a mentor at CB&A, Realtors, where I train and support new agents on how to build solid, long-lasting real estate careers. Teaching others keeps me sharp and ensures I’m always up to date on the best practices, strategies, and tools available to help my buyers and sellers succeed in today’s market.
