Tina Marie is a very talented realtor and is a master in contract negotiation. Last November, I was under contract to purchase a home. During the home inspection, water damage and organic matter (mold/mildew) were discovered. The sellers agreed to make all necessary repairs, including waterproofing the area to prevent future damages. After the property was re-inspected (4 days before closing), the water damage/mold were still detected. Tina Marie contacted the sellers representative to postponed closing and to setup a meeting so we could discuss the damages and the estimate costs to repair and waterproof the area; however, she was met with silence. Since the sellers refused to reschedule the settlement/closing date (scheduled for Thanksgiving eve) and discuss the damages, Tina Marie advised me to contact an attorney, and provided me with his contact information. When I called the attorney on the next day (Thanksgiving eve), I was told he would be in court all day, so Tina Marie provided me with the contact information for another attorney. When I called this attorney around 11:00am on Thanksgiving eve, I was told his office was scheduled to close at Noon, but, if I emailed the information to him, hed review it and get back with me. Since Tina Marie had already updated him on the situation, all I had to do was email the contract, repair list and pictures of the water damaged area. About 30 minutes after I emailed the information, the lawyer contacted me and said he agreed the water damage and water proofing were not properly addressed, and told me since the sellers and their representative refused to discuss the repairs with us, I had three plausible options. One of the options was to refuse to go to closing and the unilaterally terminate the contact for failure to complete the repairs which they agreed to do and demand the deposit refund. That evening, Tina Marie prepared all necessary paperwork and reviewed it with me before submitting to the sellers/representative (remind you, this all happened on Thanksgiving eve). To make a long story short, 5 days after I terminated the contact, the sellers refunded my deposit and released me from under contact. The week of Thanksgiving was very stressful. During this difficult time, Tina Marie was there for me, and treated me like family. She even shared her recipe for pecan sweet potato pie (yummy). In the end, Tina Marie came up with a deal that was good for me and made the seller very happy as well. She put my needs and concerns first, and was there for me throughout the home buying process.
