1. Make sure your credit is in order - request a free copy of your credit report and make sure there is nothing on there that shouldn't be. Most erroneous items can be disputed online.
2. Talk to a lender or a Mortgage Broker and get pre-approved. The market is VERY competitive right now and a lender letter is a must. A local lender is preferred over an online lender by most sellers.
1. Make small repairs on deferred maintenance items such as a leaky faucet. Paint only if the existing paint is damaged and use neutral colors.
2. Don't make major updates.
3. Hire a cleaner to deep clean. This really does make a difference in what a buyer is willing to pay.
