FAQ
First, get crystal clear on your needs versus wants. You might want a pool and a three-car garage, but if you're commuting an hour each way because of it, you'll rethink that real fast. Focus on location, budget, and functionality—and be willing to compromise where it makes sense.
Next, talk to a lender early. Knowing what you can afford is different than what you’re comfortable paying. A solid pre-approval not only saves time but gives you a leg up when it's time to make an offer.
Also - be ready to move when the right home shows up. Good homes go fast in Orlando. If you wait “just one more day,” someone else may already be signing the contract.
Finally? Trust your agent. (Hopefully me.) My job isn’t to sell you something - it’s to protect your interests, negotiate hard, and help you avoid mistakes that could cost you thousands.
Don’t overprice it!!! Seriously. I get it - you want top dollar. Who doesn’t? But the market doesn’t care what you hope to get. It responds to value, condition, and competition. Price it right from the start, and you’ll get more eyeballs, stronger offers, and less time sitting around wondering why no one’s calling.
Also - clean it up, stage it right, and fix what’s broken. Buyers don’t want your “potential” - they want move-in ready or priced like a project.
And for the love of all that is holy - don’t base your price on what your neighbor listed for. Base it on what actually sold and what today’s buyers are willing to pay.

I’ve worked with just about everyone. Retirees looking to downsize, families navigating probate or estate sales, buyers and sellers of multi-million dollar homes on golf courses, and folks buying their very first starter home. One that stands out was helping a family sell their late mother's home. It was a probate situation - emotional, complicated, and full of moving parts. The property needed work, the family was out of state, and they had no idea where to begin. I stepped in, coordinated vendors, handled everything on-site, and kept the process moving so they didn’t have to stress over every detail.
Because of so many moving parts and opinions, we did start out higher than I recommended. However, once we got to the recommended price point, we generated multiple offers, and ended up closing over asking in under two weeks. More importantly, the family felt taken care of - and that’s the part I’m most proud of.
Before I ever thought about getting my license, I had already handled several private real estate transactions - selling estate properties for my parents and managing a few moves of my own. I didn’t realize it at the time, but I was already deep in the real estate world, just doing it informally.
The real turning point came when I met a great agent who helped me with a personal sale. They told me, “You should be doing this for a living.” That conversation flipped a switch. I got licensed, jumped in, and never looked back.
I do. In addition to my degree in Business, I spent 20 years in the Navy, retiring as a Chief Petty Officer - so I bring discipline, leadership, and a no-excuses mindset to everything I do. After the Navy, I worked as a systems engineer and Department of Defense contractor. That background taught me how to manage complex situations, solve problems under pressure, and communicate clearly - skills that translate directly into real estate.
